I would like to know why East is so low in their offers ($1500/15%/5) compared to other companies?  Especially in Tioga, is it because of lack of pipelines and other infrastructure there?  What other factors is East considering that keeps it from paying more?  Thanks!

People accept their low offer. In some areas (like Delmar Township) are are no other companies making offers, so East can offer whatever they want. I turned it down and haven't gotten a better offer yet.
that's easy....when you buy don't you try to get the best deal possible? no one says you have to "buy" their deal. there is probably no competition right now and they are looking to buy some cheap leases.
East leased a lot of land in key areas early. They feel that they control the area. They do not bid on State Forest land at all. I don't think they have as many drilling rigs at their disposal as some other drilling companies, BUT I AM NOT WELL INFORMED ABOUT THAT. This leads me to personnally believe that they do not have near the financing that other companies have. I have an old lease with East from 2006. At one point, I was offered $300 an acre to rewrite that lease, as were many other people. I did not take that lease. I do not know what the difference in the two leases is, but it is important to East. I live in Sheridan, Wyoming. Gas and oil drilling has been going on here for many years. There are many good lawyers here who have practiced law in the area of mineral leasing exclusively. If someone were to send me a copy of this new lease - with the names blacked out and no return address - I could take it and my old lease to one of these attorneys and find out what is wrong with my old lease. East has Tioga pretty much locked up. No other competition. Their partnership with Ultra, I believe, takes care of the State Land Bidding. Also, Ultras offer is $1500/15/5.
Seneca Resources secured a bid for either the State forest or state gamelands in Tioga County. I called them and since they won the bid they said they might be interested in leasing private ground. The Townships they are interested in are Shippen, Delmar. Chatham, and Middlebury. The more calls they get, the more they may be willing to expand and give some competition to East Resources.
Thanks for the info! I emailed them, but didn't get a response. I'm in Delmar Township, but not near the state land they leased...I'm in southern Delmar, deep in "East territory".
I am in Middlebury, and the most Eastern part of that Township. They are checking out our property on the maps. I am not expecting anything just hoping.lol If there is way of getting around "East"............. we even thought of the Nextenergy broker. They said they would pool all Tioga landowners together ( or any other county ) and put them up to the highest bidder.
Most of the wells seem to be doing pretty good in the Marcellus and hopefully it will generate more interest. Keeping fingers crossed here.
When i first emailed seneca on a Tuesday night last week a guy called me Wed. afternoon asking where our property is located. I gave him our tax ID # and he said they would get back to us either way in a week or so.
I have had conversations with a Wyoming gas and oil lease lawyer that I have hired to examine my old East lease; as compared to newer ones. He hasn't given me a verdict on that issue yet, but he did raise a minor caution about one thing in geral concerning the terms "pooling" and "unitization." So far, the terms pool and unit have been used generally as bounderies encompassing the land drained by a single well in Pennsylvania. The Pa. law may actually limit these units or pools to around 640 acres. The irregular patchwork of different sized PA farms and home plots generally dictate this to be the use forthese two terms.
Something happens with the term"unitization" here in the west where lands are laid out in square and rectangular sections and large chunks of land are owned by one or two owners. Oil and gas companies occasionally set up many 640 acre sections together in vast multi-thousand acre units and put all of that land under one type of lease. What happens is that one land holder on the edge furthest away from the first wells recieves no royalties for many years, while others near the wells receive royalty payments. The frozen out landowner is stll locked into the "unit" lease untill the mineral in the unit is exhausted. This land owner could be dead and gone long before any royalty benifit is realized by him.
This is a western arrangement and not very applicable to eastern leasing, especially where many diferent drilling companies are involved in close proximity. On the other hand, if a company - East for instance- were to gain control of an entire half of Tioga County and slip this "unitization" clause in the leases, many people might watch the Marcellus progress from the poverty stricken sidelines for a long time. Pooling or unitizing landowners together for an entire county and leasing them to the highest bidder should be examined very closely. It was probably an innocent enough statement, but subtilties of wording in a legal document mean everything in a legal document, especialy one concerning this much potential money.
In short, be very careful what you sign to. Have a good gas and oil lawyer - with experience - look at it.
Hello Brian Jim Rupnicki here I am sure that you are aware I am your neighbor on the north end of your monkey run property I was told you joined Bill Capoliuez group which would form a solid block of land from Locey creek Rd. all the way up to Dick Baldwins old property and if so that is going to make it alot easier to finally pull the trigger and get this over with. however I have some reservations that I haven't been able to get over but from what I have seen on their website (Endless Mountain Energy ) they appear to be a very solid company that has partnered with a BIG player EQT look forward to hearing from you
There is a new player in town. IF you or you and your neighbors have at least 320 contiguous acres you should talk to Willaims Natrual Gas/Thomson Development. They are talking about $5000 per acre and 20% royalty throughout Bradford and in most of Tioga COunty
Is there a list anywhere that shows what drillers are in Tioga county?
rlstore.com provides great info for $18 per year, but the details regarding leases are not widely distributed. see my other post to determine the major players in various areas.
