Can someone please tell me what I can expect post production costs to be on a well in Rostraver Township? I am trying to get a cap on the post production costs and, my landman swears that we are in a dry gas area and that the post production costs would be negligible, due to it being “dry” gas. I have been going back and fourth with this landman, who is representing Chevron, for months now. Their initial offer was $1000 an acre and 14%. I have been trying to get 18% with the post production cost capped at 80 cents per unit (can’t remember the abbreviation for the unit used). So, they bumped the bonus up slightly, offered 15% royalties, and he totally acted as if a cap on the post production costs was ridiculous, and that, “they” would never go for that. He also told me that, the post production cost would be negligible in the “dry” gas area that we are in. I don’t believe that he is being honest with me. At this point, the landman has made me feel like this is my last chance to sign, and that, I’m going to lose out because they will not give me a better offer. It’s probably worth mentioning that our property is just shy of 1.5 acres. Any advice would be greatly appreciated.
