    Take the link above to a read about a couple of new Unitization Orders (Forced Pooling Orders) issued by the ODNR for Units in Trumbull Co.

    It looks like one (1) deals with O & G Companies and the other deals with O & G Companies plus unleased landowners.

    In either instance it reads to me like the O & G Companies didn't earn a signing bonus with their inclusion but in one (1) instance only the landowners did.

    Check it out and comment post your interpretations.

    Joseph, This is a strong signal from ODNR that they want to encourage drilling by not allowing hold-out landowners or even hold-out O&G companies from getting in the way.  Because this will reduce the risks and unknowns faced by the driller, it will likely have the effect of accelerating drilling in many areas.

    Well, I'm hearing numerous interpretations here and on the Trumbull Group's pages.

    But, I've been thinking about it and have come up with an idea of what I think would be correct - but, I still have questions.

    I think how you're treated as a landowner should your land be force pooled depends on your lease terms / if you're already leased.

    Seems to me landowners can lease their land to Company A and be paid their signing bonus and agreed to royalty share and then Company A may be force pooled into a drill unit that Company B wants to develop.  The landowner's agreement / lease terms don't change as they are already leased with Company A.  Only Company A would be bound by the forced pooling statutes not the landowner.  A bad deal for Company A could occur / probably would / probably has.

    However, if a landowner is unleased and Company B wants their lands included in a drill unit - then Company B would have to make an equitable offer to the unleased landowner.  Seems to me that serious problems could arise for the unleased landowner should Company B include the unleased landowner's acreage in a drill unit whose leasehold agreements are deficient (by the unleased landowner's standards) and force the unleased landowner into having to accept the deficient terms and conditions.  Personally I can't see how any entity / jurisdictional authority can legally force a landowner to accept terms and conditions deficient by said landowner's standards - unless by something like 'eminent domain'.

    Is it actually possible to force deficient (as interpretted by the landowner) terms and conditions upon the landowner ?

    Important reading for every landowner in my opinion and especially so for any unleased landowner.

    The way I see it, to get a good landowner cognizant lease for your ground is about the only best thing a landowner can do to curtail force pooled / force unitized.

    Watched ODNR's production presentation today.

    I'll be impressed when the activity box (shown on their slides) grows to encompass the rest of the Utica Play including the northern tier and of course Ashtabula County.

    They say the best is yet to come.

    Put the pedal to the metal and bring it on.

    Joe-Ohio   I don't know if you ever found out (your post of May 16) but the well in Crawford is resting and supposed to be tested around July 11.  I'll try to attach the Halcon Ops Update here with a link.  It's under the 'Utica/PtPleasant' section and the 6th bullet point down..

    I heard BP is selling it's acreage.

    I heard Halcon has stopped drilling this year.

    Any confirmation on any of that ?

    If Halcon stopped drilling this year, does that mean they are going to sell off what they have in counties they have acreage in but have not drilled?  Where would BP be selling its acreage?

    Marcus - what do you mean specifically regarding more build out for Halcon?  Will they be doing any drilling west of where they are now which I think is on the OH/PA border area.

    What kind of 'build out' does Halcon want to do (before it sells ?) ?

    How about BP acreage sales ?  Any validity in that or is it just rumored ? Yes or no and if yes where ?

    Is there any recent seismic or other types of land testing that indicate how good or how bad the potential is for deep shale drilling in western Trumbull and Ashtabula?  Whatever happened to the well drilled in Parkman?

    Thank you for your input.

    I feel obliged to comment; but, only as a very interested landowner without benefit of analytical tools / departments  filled with many and many types of analysts etc.

    Seems to me we've seen a movie like this before in the not too distant past.

    Smacks of Chesapeake behaviors.

    Looks a lot like 'Bubble Building' to me.

    If development is needed to prove and generate income and infrastructure to handle mass volumes of production is lacking - then why do the big players always seem to concentrate on everything but infrastructure ?

    After they finish 'building out' their overhead base and try to sell it / generate interest in Joint Ventures, etc.; there's no one willing to buy their unproven / non-producing business base.

    Even frustrating to witness.

    What do you think ?

    Joseph, your right on. i think the they hit the sandbar and that nothing is going to happen above rt.6 We can all be positive but the only one so far that's made out is the lawyers and title ventures. Hurry up get your land cleared before its to late they cry!!!  i also have made that move and am paying for this to happen. Yeah someday it might be worth it. Its just to bad they didn't spend a bunch up this way before the bubble popped....JMT's

    Stay positive.

    There's supposed to be good potential in the southeast quadrant of Ashtabula County.

    The maps seem to make sense even to me (a mere landowner).

    Would like to see interest develop into development.

    Thinking a lot of the E & P's are taking advantage of the time / fabricated situation to beat up on us (the Ashtabula County landowners).

    In the mean time we remain energy dependent as a nation, pay through the nose for gasoline / diesel at the pumps and the politically empowered maneuver for even greater advantage over us.

    I hear about tight oil and low geo-pressure but I'm also convinced there already is existing technology to enable harvesting the resources.  All they have to do is apply it.

    All just my humble opinion however.

    Good luck - we need it.

    You know there's what I would characterize as a significant
    amount of development just a few miles to our east in Crawford
    County PA, and that being a good reason to stay positive.

    Seemingly an amazing amount of inactivity considering as much as we can see of the big picture.

    We're obliged to ask: Does our leadership want energy independence for our nation or not ?

    Doesn't appear so as we see it.

    Leadership appears more concerned about a 3rd world civil war that's in reality none of our business in the 1st place.

      I was told by surveyor it is Orwell gas running a line to Rock Creek. I live on rt 45 and the line will run along my property. I will look into tap in fee when it's finished.

    My contract with Buckeye Mineral expired, and they called to renew it in June. I refused to renew unless they could tell me what exactly they have been discussing and with whom. Never got an answer...or renewal contract. Anyone know what is happening with the BM group?

    Trying to make sense of things along with you Terry.

    Going by things I've read and heard and thinking out loud here a little for the sake of landowner communications the following theories occur to me:

    A couple of landmen I spoke to have theorized that BM are 'Channel Partners' with CHK.

    I've read that CHK and EV joint venture.

    I've read that both CHK and EV want to JV with someone or sell their Ohio Utica rather than develop their leasehold on their own.

    Another Land Department has told me that they were exclusively committed to Halcon.

    There are a couple / few larger local Driller / Developers and Producers in Ashtabula County that have probably been contacted by both CHK and EV to attempt to purchase their leaseholds / production.

    We're told infrastructure to serve Ashtabula County Utica production is undeveloped.

    Politicians are mulling over rule changes.

    It's a mess out there.

    Good luck to all Ashtabula County landowners we need it.

    Get the best landowner cognizant leasehold agreement you can and get it before your land becomes 'force pooled' into some deficient deal. I'm thinking that's a landowner's best and really only protection.

    We would like to see the leasing action pick up.

    Stay on your toes.

    Regarding my earlier comment below it's my guess that Halcon is probably also attempting to purchase leaseholds from the local outfits as well but just neglected to write it.

    Thinking the big three (CHK, EV and Halcon)  are working with each other and the larger local Driller / Developers rather than with the landowners / unleased as everyone waits for infrastructure to develop and politics to settle down / get out of the way.

    Bottom line - it's all stalled and energy independence / economic recovery (especially our individual and regional economic recovey) are put on the back burner as the big boys seem to find it easy / comfortable to wait things out. They appear to be happy to make money down south right now.
     
    Maybe (and hopeful) that AEP / Aubrey and / or a Major will breathe life into the northern tier.

    They are finishing up a well on 46 in Mecca. Someone else said one on 87 east of Rt. 11, and a waste well in 87 west of rt 11. Supposedly one planned for Colebrook just west of rt.  11.

    For some of you who does not know, there is a CNG filling station coming to ORWELL. The location is on 322 just east of town. they expect to have CNG available sometime in November.

    CNG could be used in grills, generators etc. but to get any useful capacity you would need a tank rated for 3000 to 3600 psi.

    As far as i know no one is leasing currently in Ashtabula county. it at a stalemate for quite awhile I think.

    Now buying land,that's another story. I can tell you the heat has gone down and property isn't going for what it was 8-14 months ago. At lease in mid county .

    Care to expand on why you think it will be 'quite awhile' before leasing resumes; and how long you think 'quite awhile' actually is ?
    Personally I think the 'Magyar Group's' well will have alot of impact on the lease market. They're supposed to resume drilling that horizontal well next spring. If that proves to be in the same class as the Kibler well it would seem to me to provide huge incentive.

    I have been with Buckeye Mineral for about 1 1/2 years or more and not much has been forthcoming. Actually they did state the last meeting that we would more likely see easement pipeline company's before leasing company's.  things seem to stall since Blackridge got the last leasing just below rt.6 we missed that option as we are about 6-7 miles north.

    Do I want something big to happen ,YES  when i don't know.

    Thanks for sharing what you heard about pipeline easement leases as probably the 1st thing in line for our neck of the woods.

    I've talked to a good number of landmen over the past 1 1/2 years and have heard and read many things about the Utica from them and others.

    It's always been and still is difficult for me to discover fact from fiction / sales talk.

    For instance I've heard it said that BM is a 'Channel Partner' for Chesapeake and I'm wondering how much credibility to assign to that little gem of hearsay. Have you heard that also ? Is it fact ?
