No, I just told them that I already signed with Gulfport. Maybe they are trying to get more acreage between Quaker city and Barnesville? They were the first company to call me back in May offering $1500, 13% net.
Not sure Phil but the way they swap & buy out each others leases I guess it may not matter a whole lot who has what if they can put together units that way.
I was in the Gulfport goup and am in Millwood TWP. We live on the Guernsey/Belmont County line. Lease end date came and went with no word.Wondering what to do now? Several acres up here unleased no other offers or landmen around these parts anymore. There are three Oxford wells up here currently pumping. Just over the Belmont county line. They were all drilled this past fall.
Sent them an Email said 10% of the group was still out and I should be patient. However if there is a problem with my lease I only have 90 days from the lease end date to correct it and the clock is ticking.Starting to think I should have done some of my own abstracting, Or not have even gotten involved in any of the leasing at all.
Hopefully you are just part of the backlog. I have a buddy that I know is going to get paid that is still waiting. Reason why I know he is going to be paid is his land was parceled off of same farm that mine & another guys was & we are both paid. No indications of title issues so I am confident his check will be arriving anyday. Hope the same for you.
Thanks scott my farm was as well parceled off onother and several years ago was a Bruner break up tract but they never kept the mineral rights so hopefully we are still in the running.
I am looking for any EEUG members that would be interested in staying in contact. I think it would be a good way to trade and/or stay updated on any group information as this thing plays out. Feel free to friend me if anyone is interested. Thanks
Just thought I would put this out there as they just went online last week. A new resource for online Guernsey County GIS data. Follow the links or "News" to the Guernsey County data. FYI... the boundary layer is from MWCD and was done rather quickly so don't put a lot of faith in property line locations.. but it gives you a pretty good idea.
Chris the numbers represent the parcel numbers. I have suggested to Muskigum County they go to this map system as you can put into text either yest or numeric. It would be nice to see the reorders office put the leasee into that same block of land
Go to the search feature and type in an address. It shows the parcel number as you stated, but also has...score 94 for example. Not all of the address' displayed the same score. Some were 100, 94, 83 etc. I randomly typed in the address' of various parcel numbers displayed on the map (address' can be found by searching property records from online Guernsey county auditors office by parcel number)
Because lease information is constantly changing it would be too costly for the recorders office to post it on a map. I wish they would. I would love to see who my neighbors leased to and I don't want to waste a day standing in line at the recorders office to find out.
If they entered at it happened upon new leases being recorded it wouldn't take long at all and it would provide a data base for the auditor office as well when it came to (if it happens the severance tax as well)
Chris, No lease info on the map, as Billy said parcel #'s are shown. The County Recorder has nothing to do with this mapping. The Appalachian Ohio Geospatial Partnership is a group of local counties & others trying to set up a standard for GIS mapping in SE ohio. I urge everyone to check out the home page and not just the mapping. As you use the map you can see the importance of having an accurate boundary (property line) layer. This is what we are lacking.
I received a letter in the mail today from "UTICA LANDOWNERS GROUP LLC. representing Antero Resources offering $5,900 per acre and 21% royalty for landowners in Millwood, Richland and section 2 of Wills TWPs.
I DO NOT KNOW ANYTHING ABOUT THEM! But if this is of interest to you here is the contact info: Chuck Bell 740-298-2636 chuckbell45@msn.com
Howdy All.. yes still check in once in a while. I got an interesting call yesterday from some outfit wanting to know if I had any interest in an online database that kept track of deeds, leases, etc. I hung up before thinking to ask any questions. Just what I need ..more personal info online.
Mr. Bill reply on Shell $$$ I've heard of some people getting paid, but no one I know and no proof of that. Do know numerous people who havew called Holland services; who signed us all up, they all got pretty much the same answer. Holland says they sent all the cleared leases to Shell, in texas, about 2 weeks ago.The ball is now in Shell's court. Evidently, holland must have dropped the ball numerous times! Shell will be paying up or sending a letter of rejection very soon. The folks around me all have bank drafts that run out 04/17/12 . tues! After that, they are void. Holland says our contract stated 120 days. NOT banking days! So the lease contract ran out a few weeks ago. The bank drafts say "120 banking days". So maybe they could legally revert to that date, to save face. Hopefully we all dont have to band together and sign with someone else! On the bright side; $5900. & 21% may be worth waiting 4 more months for!
I called holland tonight and Tricia indicated the lease. my sister and I have in Guernsey county is still in process of title search. She did not even know the date the bank draft was due and said we were still under a contract and would need ti be released. Not the way I read the contract. I have emailed the attorney in Cadiz and requested clarification on what happens the day after the 120 banking days are over, since he negotiated the contract. Tricia said they were behind, which means not all leases were turned over to Shell only the ones they have completed. I hope this will be a mute Pont if the money arrives on the 17th. Mel in Memphis
Imelda,I think it would be wise to take a copy of your contract to your own attorney and get their opinion, after this much time I'd be hesitant to let them drag their feet any further. Their inefficiency at performing their job of title search shouldn't be your problem.
Imelda, Did you get response from Mosser ,the attorney who wrote up the shell leases? A whole lotta Guernsey Co. folks would like to know if we are gonna be throwing our bank drafts in the trash come the 17th! Anadarko drlled 3 laterals in Spencer Twp. They're running pipelines & are very optimistic about this area & are interrested in adding to their leased acreage. They have opened up an office in Zanesville. Gulfport is now drilling in Antrim & are having a Guernsey Co. lease signing gig at the prichard Laughman center in a week or so. Antero has just leased with a landowner group for $5900 & 21%. If Shell is really interested they better pick up the ball that Holland has dropped! Or maybe Holland's feet dragging was by design?
I did not send email until their office closed and do not expect a reply until Monday. I assume the attorney gets paid as each closing is complete so it would be in his best interest to help us. I will let you know as soon as I hear something?
As a side note I know three people in Richland township that received their money in the last month and two who have received rejections due to Clinton well ownership issues or who owns the mineral rights.
Imelda are the "received rejections due to Clinton well ownership issues or who owns the mineral rights." Didn't these individuals look at their leases prior to trying to lease?
Believe it was who owned the mineral rights after property sold, do not know all of the particulars. does anyone have a guess on how many of the 65,000 acres have recd payment?
Gulfport is having a lease signing gig at the pritchard l. center the 27th ,this month. They are offering $5,000. pr ac. & 20% royalties. dont know the rest of the lease wording. It would be nice if no-one showed up! cause $5900. & 21% is now the going rate in Guernsey co. and going up! Once the results of the well at antrim come in, could go up even more. If you have'nt signed yet, & can afford to wait; About this time next year would be much better! IMO.
Maybe, maybe not on the walting. Remember the old saying,a bird in the hand is worth 2 in the bush. I know numerous people who signed with Shell and none have been paid. I also know several people who signed with Gulfport and all those entitled were paid and on time. We were notified by Gulport of a mineral rights problem in our title, they gave us 90 days to correct, once we straightend that out we were paid with no problem.
Red's right, I believe. It is not only & all about the money. A Landowner has to be a good Risk Manager first. Quality of the Company you are dealing with, a carefully written Lease Agreement, that is Landowner fair, are more important then the money. Shell is big but not exactly reputable is would seem, based on the way they have dealt here in Guernsey. Their Lease was not as Landowner fair as Gulfport's.
Then you have the likes of Artex/Anadarko, they claim to abide by the highest standards of ethics in the Industry (or, so their Website claims) yet rip-off little old ladies and folks their Leasehold surround, with offers well under $2000, then badger landowners into deals with a crappy 2 page Lease. They could offer twice what Gulfport paid but their 2 pager, should cause you to decline.
I have only heard of $5,900, 21% being offered in Millwood Richland and section 2 of Wills TWPs, not the rest of Guernsey. It was offered by Antero Resources. I have not read the lease. Even though I am in Millwood I am very happy with the lease written by KWG&D. I have no regrets.
