  • H. Allison

Does anyone know of a good, experienced attorney for negotiating a ROW pipeline easement?
  • David H. Campbell

I'm interested in leasing some property in Center Township.

Which landowner groups are active or forming in the area?

    Thanks!

  • Mary Jo Staley

does anyone know if Chesapeake is still signing leases in the St Clair Township. or East Liverpool area?

  • Chip Roush

Can anyone tell me what the wooden stakes with Blue ribbon mean?

I went to the farm this weekend and one was in the yard.

  • Kathleen

Chip, here in center township blue and white ribbons on stakes or trees means permission was given for seismic testing. The bottom of my driveway is keeping the ribbon companies in business. Blue and white first, than came pink and white, than pink, and orange.
  • H. Allison

Hi Does anyone have contact info. for Hilcorp or anyone else leasing in Columbiana County? Would be interested in Atty. numbers, landowner group or direct company contact.  Thanks

  • Jon Chamberlain

What do pink & white ribbons and pink & orange ribbons mean?
  • Kathleen

Most likely seismic testing markers. Here where there are hundreds of flags there is very few orange. I have a few orange and I'm in a unit. Each area though may be a bit different. If it is seismic markers and our flags tell the story than you should also see blue and white flags. The blue and white were here first showing which property gave permission for the testing. My pink and white stakes show numbers and are marking my property corners. I'm not 100% sure what the just pink tied to trees are. 2 weeks ago they cut into the woods and used these to mark trails. I'm asssuming they are getting ready to lay the lines into the woods. This process here started one week after the super bowl so it doesn't move very fast.

lease has ad volerum tax shared between lessor and lessee, on 20 percent/80 percent?  Any thoughts on how much this is?

  • pamacraw

So, whats the lowdown with Aubrey McClellan (sp) being investigated?? Anyone have the scoop? :) With so much land leased to Chesapeake, should we be concerned?

  • Augusta

How does one know if there are in a well unit and do they tell you how many acres you would have before, the well is drilled???

  • chrissy E

Does a 10 H lateral typically always run NW to SE???  And is 10 H always the top right lateral on a 6 head well???

  • Kathleen

I have seen 10H in different spots but so far I'm see even numbers only running SE around here. The member Utica Shale hopefully can give more info at some point.

Has anyone not recived their columbia gas storage lease payment? .always got mine in Feb. but have not recived it .

  • Kelly Young

Where are all of the discussions based on well name?

  • dr j

Good question Kelly.  They were the most useful posts on this site.....

  • Finnbear

Someone on this site got ignorant with Utica Shale who posted all those updates. He took his toys and went home. Utica Shale was a valued contributor here and some jacka$$ with a big ego had to go and pi$$ him off.

  • Kelly Young

Wow that sucks. I was very appreciative for the info Utica Shale was giving us. Man that sucks. Why do some people have to be an ass!

  • Kathleen

I think the loss of information and the person providing it is irreplaceable.
    Shame!

I just recently heard rumors of people in the Hanoverton/Kensington area getting royalty checks for $10 an acre. Does anyone know if there is any truth to that?

  • Kristy Foster

I was told $40 an acre from one landowner and another in Bergholz said his gas was sold for 5 and 6 cents last month.

  • Finnbear

    $40 an acre for what?

  • Kristy Foster

    royalties.

  • Finnbear

Is that per day, per week, per month, per year? Which specific well? Under what royalty terms?

"$40 per acre" doesn't mean a whole lot without a whole lot of context to define it.

  • Kathleen

My friend got about $145~ per acre from the well on Bethesda. 2+ acres, 3 months $1000.
  • TJT

There seems to be some growing uncertainty here about Columbiana County's shale potential. Rumors of low royalties don't help. But it's wise to keep the last few days or weeks in context. Judging by total permits and drilled wells, the county is still clearly among the top five most active. It has about the same percentage of permits to wells drilled as Carroll County. However, the number of producing wells is still lagging, which might be one reason for the concern. My source is this handy Farm and Dairy graph

  • Kelly Young

When you get your first royalty check after 3 months of production, when are those sent out? I am hearing the 1st, someone else said the 15th.

  • Inchworm antenna

Are the royalty payments from Chesapeake?  Do those Royalty payments take into account application of any of their classic outrageous "Market Enhancement" clauses like people were complaining about in Pennsylvania?  Were the deductions steep?  Were these Net leases?

Look up market enhancement deductions in the general topics discussions.

  • Kelly Young

They would be from Chesapeake. As for your other questions, I have no idea. We have yet to receive royalties. Next month is the first month we are supposed to get them.

  • Inchworm antenna

Folks need to pay very close attention to the market enhancement which might appear to bring more value to the lessor, but many in PA claim is a blind sided attempt to take steep deductions on gross leases. And then there's also the issue of a company or two taking outrageous deductions on Net leases, and how certain companies structure those deductions to where some landowners complained the deductions were almost as much as the actual royalty leaving them with little to nothing.  (like selling to a sister company that charges higher than usual fees, and transferring the fees in deduction form to the lessor).  Looks like folks in PA have even begun to organize against some of those practices and have included their political leaders.  Even the PA Governor has specifically weighed in.  If the same issues are beginning to surface here in Ohio it would be great if people speak up.  Then again maybe the production on the wells commented about are just not very lucrative.

  • Kathleen

Those royalties I listed are from a 15% net lease.
  • Inchworm antenna

I wonder how royalty deductions would look on a Net royalty lease that also has a market enhancement clause

  • TJT

Kelly, when did you get the division order? How long was it between your well going into production and the division order showing up? The info would be greatly appreciated.
  • Kathleen

    TJT,
I know you were talking to Kelly, but I received my division orders well over a year ago and my well (Andrullis) was connected a few months ago, with no royalities yet.
I have a feeling division orders and production do not follow a certain pattern, yet.
  • TJT

Interesting and thanks. I'm on the Millport line. Waiting like everybody else.

  • Kelly Young

I am on the Dye well, south unit. Was told it was in production in March and that we would get our first royalty check in July for the first 3 months of production and then monthly thereafter. What is the division order?

  • Jon Chamberlain

Kathleen, when you say the Andrullis well was connected, do you mean it started producing?  Which line is the Anrullis well connected to?
