Morgan County, Ohio

For the exchange of information on the gas and oil play in Morgan County.  Did any one else realize that MoCo is the Spanish word for 'snot'?

    Finally have a lease doc in hand.   Offer is for $200 per acre and 15%.  The company is: Petroleum Development Corporation from Denver, formerly from West Virginia.  Landman stated there would be a committment to drill in 2 years, but I don't see that mentioned in the lease.  Also the 15% was to be at the well head, but the lease states various taxes would be deducted.  So, we are going to have to talk. No Pugh and not landowner friendly.  Any one else dealing with these guys?

    Gary, PDC is a "moderatly" active driller in the Marcellus currently. They keep one rig drilling fulltime, turning out quite a few Marcellus horizontals/year. The bulk of their Marcellus activity is presently in the Clarksburg, WV area where they are making very good Marcellus wells. PDC is a small, independent OG operator who probably can't afford the big lease bonus's that the CHK's of the world can offer. However, I would venture to say that any acerage they would obtain would be more valuable (more likely to be drilled) than most of the big boys. I'm interested to know if PDC has already picked up addtional leases in your area? Another thought that comes to mind, is there any large transmission pipelines in your immediate area?

    Tim, Thanks, that good news.  I would much rather have a well than a large bonus.  There is are several large pipe lines close by.  I am joining several of my neighbors to form a drilling group.

    Gentlemen,

    I attended a land owner's meeting in Waterford, Ohio (Washington County) last night. A represenative of the "Ohio Land Company" was there acting as a land broker. While he didn't directly confirm it, he mentioned in passing that he was representing Devon Energy in this area. He did say that Devon Energy was opening him a land office in Marietta, OH. They were very much interested in all parts of Washington County and Morgan Counties both, however at this time they were strictly leasing in Adams and Waterford townships. I'm guessing they are starting leasing in these immediate townships because a large Texas Eastern transmission lines runs directly through both townships. The land company was offering $1250/acre with a 90 day term to market your lease to I assume Devon Energy. At the end of that 90 days they had to either have a lease ready for you or forfeit your agreement. I thought a 90 day term was very resonable. My understanding after speaking to the gentlemen was that Devon Energy had first right or refusal on any tract that he picked up in the area.

    Shale Guy, the transmission lines mentioned are in fact gas lines, I believe "Duke" or the old Texas Eastern operates it now. You seem to be basing your knowledge of Morgan County Utica Shale off the same layer maps that everyone else has seen. Based off the OHIO DNR maps Morgan County seems to have the thermal maturity associated with liquids or oil but there is definately no way of knowing the magnitude unless you know something that nobody else seems to know throughout the Utica play. In my experience of drilling and completing the very wet area of the Marcellus for a living, it's much more likely that some gas will be associated with any liquids (condensate, oil) present. So yes leasing land adjacent to a transmission lines makes a lot of sense for an operator.

    Does anyone keep track of landowner groups that are forming?  I am interested in one for the Windsor/Meigs Township are or for the entire county.  Does the County Extension Agent track this activity?

    Steven - There is a Morgan County Landowners Group that includes Meigs/Windsor. It will meet in 10/3 @ 6:00 PM in the auditorium of the Morgan County High School. Their consulting attorney is Dick Emens of Emens & Wolper from Columbus. You are welcome to attend / join.

    A workshop will be held on 10/17 from Noon - 5 PM in the McConnelsville library to assist anyone needing help completing the Engagement letter with Emens & Wolper our consulting attorneys.

     

    The larger the acreage the better deal we will attain!
