Hi,
Would you be Chip Judge from Lisbon? The Marcellus shale is too thin in Col. county. The companys that are here intend to drill for the utica shale. Still making our propertys very valuable. $2000.00 per acre 15% gross on well and 1000 acre drilling units. We heard a group signed last week for $2250.00 17.5% gross and 1000 acres. Things are heating up here. When I find the last deal I mentioned I'll most likely sign it.

Good to hear from you. The $2250.00 and 17 1/2% gross is still the best thing going here. There have been three different groups who have gotten that with good land terms and have been paid their money. These people were useing an attorney and paid him a cut but they got a lease that is fair for both sides. Be sure what you sign with Dp penn is on the gross not net. They have been kind of stuck on that. I've heard also there is an offer from DP Penn for 2500. and 15% but don't know if it's true and I don't know if it's gross or net and I don't know if the land terms are acceptable. Huh. Guess I don't know much after all.
You might consider holding off for a short while. Interest has picked up in the past week and there are new players coming to town which should get things moving again shortly. These are producers like chk and shell not "flippers" . Just say'n.
