40 acres of utica

Hello Everyone, I would like some input on what 40 acres with a newer home with mineral rights would bring at a auction located centrally in Northern Trumbull county. Appraisal value is at 190 thousand with a soon to be expired lease.

What are the details of the current lease and are you 110% sure the current lessor is going to let it expire?
