5 parts of "Mineral rights" what is inferred if individual parts aren't listed on title?

Been told there are 5 parts to Mineral Rights

 1) right to sign a lease
2) right to develop the land
3) right to receive bonuses
4) right to receive delay rentals
5) right to receive royalties

If you have a deed that just merely states John Doe reserves 50% mineral rights

Are all 5 parts inferred?

Meaning they have to agree to a lease etc....

or Does it default to just  5) right to receive royalties??

ust curious if someone ran into this?

If someone reserves 50% of the mineral rights, it only means they own half the mineral estate and you (or whoever the deed is to) owns the other half.  Leasing these minerals does not depend on both owners having to agree jointly on what to do; each person can do what they want to individually.

Thats what i thought

but what if one decided to lease and another did not what would the gas production company do?

only take out 1/2 the minerals?

If only it were that easy!  If one decided not to lease, then the gas company probably wouldn't put any of the acreage in a unit. I don't know if you have some type of forced-pooling where you live, but if you do then their share of the acreage would be pooled into that unit.

Mark,   I've investigated several properties to determine the status of mineral rights by reading the chain of deeds to the property. The minerals were either present or severed (reserved). The 5 parts you have listed never appeared on any of the deeds and this is the first time I've heard of mineral right as having parts.

Also after reading many oil and gas leases that exist on land, I've never seen any mention of these 5 parts.

It's possible that people have sold off their mineral rights in pieces and had to come up with these different ways to maintain control of each potential part.
