Shells playing hard ball now. They butchered the lease and addendums and said take it or leave it. If you don't sign now with the lousy ADDENDUMS YOUR OUT AND the next offer when ever is the price is going down.

This idea of recording leases at the courthouse, then not following through with the cash is ridiculous. There should be a state law that requires payment before a lease can be recorded.
Like i have heard someone recently say, it is hard to have a good long-lasting relationship with the production company if their landmen, and initial leasing actions gives everyone a very bad impression of them.
