I am looking for any info about Blue Racer concerning pipeline ROW. They have contacted me and several neighbors about a pipeline through our properties. What is fair compensation for a 50' Row with one12" line and one possible future line ? We are in Harrison County Ohio

Busy,
First; find a good attorney, there are many issues far more important to deal with than the per foot price. A pipeline ROW is the closest thing you'll find to eternal life, they last forever. So you and your heirs will be dealing with it for the rest of your lives. You need to get it right the first time.
As for up front money $2.00 per inch of pipe, a 12" line would be $24.00 per foot. I would also limit the line to one line. If they come back again they pay again. If you could get them to agree a lease on the property is better for you. It could be for a certain term with renegotiation.
If you search this site you will find several good discussions about this issue, it's worth your time to search and read.
Busy B,
I agree with Mark, 1st and foremost, consult with a knowledgeable atty. In the interim, I'm attaching a 9 page list of items to consider which I had gotten off another thread here on GMS. It looks to be from an atty in TX, but brings up a lot of things you should address. Good Luck !! mark
markkot,
I came back to the discussion to post a similar list, and to add, as you have, that the attorney be knowledgeable in this area. Don't go out and hire your cousin Vinnie because he'll cut you a break on fees.
Thanks for the info.

AboutWhat makes this site so great? Well, I think it's the fact that, quite frankly, we all have a lot at stake in this thing they call shale. But beyond that, this site is made up of individuals who have worked hard for that little yard we call home. Or, that farm on which blood, sweat and tears have fallen. [ Read More ] |
