I understand that Bounty Mineral LLC is trying to purchace mineral rights off of landowners in several countys in western pa,  $3000.00 seems like a very low offer to me. Known areas have seen offers as much as 3xs the highest lease offer (5yr)  3300.00 18%  this would make your land worth at least $9900.00 /acre. If you were to sell.  And if you just leased for five years.it would be 2/3 = 6600.00.

Eric,  I have stopped a few people from selling their mineral rights by explaining the difference between leasing minerals and selling them. I also gave people an idea of how much their land would be worth per acre per month. They got the picture very quickly and passed on selling their minerals. The problem is that people are taking action without consulting a neighbor or lawyer to get a better picture of the mistake they are about to make.

The buyers of mineral rights are using the assumption that there is a fool born every minute and all they have to do is approach the right person and they will sell their minerals. It will happen, since people still don't realize what they are sitting on top of. The rule is don't sign anything without consulting your lawyer.

The pipeline right of ways are another example of people signing and not knowing what they are doing. They will find out soon enough that they have made a very expensive mistake, the first time a 36 inch pipeline crosses their land and the company that bought the right of way for an 8 inch pipe now owns their right of way and the right to collect the money for the 36 inch pipe.

If you sign a document without consulting a lawyer, too bad, you are all adults.    Ron
