I am going to start a land owners group for Fairfield County, Ohio. There is a Lawyer starting a group now, but they are setting it up so that they can turn a large profit. I want to construct a group similar to that which what set up in Guernsey County. The Guernsey County Group was set-up by landowners, for landowners. They got a great deal and the lawyer fees did not come out of any individual landowner, but instead was paid by SHELL Oil Company. Each landowner in this group got $5k/acre upfront, and 20% gross royalties. All fees were paid by the oil company, such as: lawyer fees, title search and any other incurred. Landowners were allowed to join the group even after the deal was secured, and there was never any "agreement letters" to be signed for representation.

I cannot promise that we will get $5k/yr., but I can promise that the lawyers will keep their teeth out of our money. The gas companies are just starting to investigate Fairfield County, and we have plenty of time to secure a deal for what our land is worth. There is no need to sign any agreements at this time, nor would we have to sign any agreements until we deal with the oil company solely.
