Has anyone out there been successful in signing a new land lease agreement in the past several months?

We had an unsolicited offer early this year and we have expressed an interest via our attorney to several companies but no offers... 

Does anyone have any insight as to what has changed from February to now?

Are the Oil and Gas companies now in a "holding pattern" on leases until they drill more wells on the leases they already have?

Seems odd unless you have some type of title problem with either the surface or the gas rights.
