There is a lot of negativity surrounding Chesapeake's Royalty Payments and I was Curious as to whether anyone has had a good experience with them.

Honestly, as far as net versus gross goes, the amount of acreage shouldn't matter.  If you don't want to share language in this thread, I'm happy to discuss offline.  Pls let me know if you would be willing to share.  Just trying to make sure we do the right thing, as this will impact not just us, but generations to come.  Thanks Cynthia!

     Chesapeake is selling to themselves, Chesapeake Energy Marketing Inc (CEMI) at Buck Well 1H per documents I now have, and I suspect they do this across the country based on articles I've read by Propublica.

You need to word your lease so you are paid after CEMI sells on the open market not after CEMI buys our products at whatever CHK picks for this months royalty pay out.

In my opinion the folks at CHK will laugh and stick your lease in the file drawer and you'll join the rest of us being paid on a bogus sale to CEMI. If you could sell to yourself, what would you do, charge a fair rate or conduct theft?

The laws of Ohio call this theft if you or I tried this bogus sale but in every state CHK has favor over the landowners of the states, and we pay the local taxes to run our schools, government, pay nice salaries, benefits, etc. It's time the landowners are given favor over CHK's theft.

They started out fine but.....over the last 9 months our checks have become smaller and smaller. ....and smaller with lots of deductions taken out about 40% to deductions.  I was made an offer on my royalties and I am seriously considering it. And I have also checked out the lawsuits those lawyers want 49% of what you collect....39% fee + 10% expenses....owch! You know Chesapeake sprinkled a lot of campaign contributions ...Corbett collected $500,000+ from them, and I'll bet many others have as well. This is why leaseholder/taxpayers don't count.

     Don't sell your minerals, we landowners are all in the same boat.

Some landowners feel confident that the producers are also behind the royalty buyers.

One person who has the wisdom of age and hard work shared with me that his royalty buyer mail has increased which he believes is the "last gasp" to try and short change the landowners before the Dept Of Justice crushes CHK for conducting/setting the standard for landowner royalty theft (Quote From CHK VP in news paper after PA Royalty issues were made public: "It's a good business practice to not pay landowners royalties, then go to court and pay only what the judge orders").  I'd call this statement an admission of guilt that no judge could overlook without losing credibility, similar to the Texas judge who said Royalties are undefined.

I'm waiting to see what the DOJ does, and recommend the same to everyone.

The lawyers are telling those landowners who have signed up to do nothing, setting the stage for a transfer of wealth from the landowners to the lawyers.

I'm sure those lawyers know that "We The People" have lawyers we already pay in Washington who can fix this theft issue for us without costing 30% to 50% which will upset their plan to cash in on us. That's why this issue has moved from state to state with no action from Washington, the lawyers are keeping it quiet.

I didn't mention it has taken some help from the state governments to allow this theft to be visited upon their landowners which is very difficult to understand $$$$$ since the states rely on landowners to carry the local governments through Real Estate taxes. 

It has gone down as it has because the Pennsylvania State House and Governor Corbett failed to act to protect us.  It is my understanding that there has been a bill sitting down there in Harrisburg that would do so but it has been there so long it has grown hair...as while those elected to represent us are only representing their own pocketbooks.  I do not know how much CHK gave to each individual representative in PA but Corbett was given in excess of $500,000 that is public...only God knows what he was given privately..it is cheaper for CHK to pay off politicians than pay the rate payers.

I am sick of lawyers vacuuming out everyone elses' pockets. Especially those in political power.  We must get a letter a week , sometimes 3 or 4 letters from royalty buyers....believe me we do not want to sell our rights or get involved with lawyers....I only hope that the DOJ does not fine CHK for what they have done and that is the end of it.

I believe it has reached a point in this nation that government on the whole at every level no longer cares about the landowners...they realize most us will do whatever we must to pay our bills including taxes as we have been or are still hard working people.

     Your gov has been working hard to protect you. He may not have enforced PAs theft laws on CHK, but he wrote them a few letters prior to election time. Take a look at the link below.

I found a website that showed he took CHK PAC money in 2005 as attny gnl. There's one way to find out if he has CHK money in his bank account, it's on the FBI Website under Corrupt Politician.
