Lease amount for small plot in Carroll

My wife and I hold about 15 acres in Carroll county.  We've been offered $300 / acre on a 5 year lease with a 15% royalty.  The land is extremely wooded and hilly, not a spot for a pad.  Essentially they are looking to just add us in to their total holdings.  I guess they could just go around us.  Is it worth trying to push for more on such a small piece of land?

Mike, I am sure your property is worth much more than 300 per acre. I dont know what company offered this but in Harrison County the offer is currently 2000 per acre and 15% for 5 years. Kenyon is the active company there working for Chesapeak Energy. My recommendations are to keep your options open, they will be moving in to your area soon if not already.

Yes.  300 bonus is low.  Who offered that?
