Lease ending January 2014

I have lease with Shell with first right of refusal' should I consider other companies ?

The only way I got first right of refusal on this one is because they misplaced the lease when I sent it back. Whoever was handling it left the company and six months later they contacted me and I insisted, I don't think it will happen a 2nd time just thought it would be useful when the lease expires.
