Lease offer from petro rock

I have @ 9 acres in Columbiana County Unity Twp that is unleased. Petro Rock offered me $3500.00 acre and 16.5% as of today.  That seems way to low compared to the prices I have been seeing on here. I would appreciate any suggestions or information on this matter. I have attempted to contact Poloma, Great River and American Energy with no luck.  Please advise.

I got their information from the Ohio Lease discussion on this forum. I talked to the guy today about it. I may counter offer and see what happens.
