I have been approached by Mark West to sell them a permanent one acre easement on my property to install a metering station to measure natural gas going through the gas line on my property.  It was previously the old Tepco gas line that is now owned by Enterprise.  I have no idea as to what amount of a settlement I should ask for?

Anyone familiar on this topic?

That's easy as much as you can get or as much as they are welling to pay.
Other words ask for about twice as much you think you could ever get or maybe ask for a monthly rental agreement of about 1000 thousand dollars an acre.

Todd,  I think you have received some good advice so far.  I know they say there is a price for everything, it boils down to how attached you are to your land are you?  It is so early still in this play, what else are they going to want?  On the other hand you have an opportunity to profit from this and most people will not get these types of situations.  Sounds like you have a slight edge against these big guys so use it to your advantage.  Good luck with all of this. 

I attached the BLM land value. In Harrison county it's $1818. I've seen 2 sales (MarkWest) in my county that went for 3X the BLM value. Keep in mind that's "out in the sticks" but near (~1000 feet) to a road. So the Bare bones price would be $6000 absolutely nothing less. I probably wouldn't even consider less than $20,000 but I'm not going to sell.

I would lease it tied to that  BLM Rent Schedule with their adjustments every so many years. With Hold Harmless, Reclamation and Ad Valorem Tax clauses. Plus any other concerns you or your Lawyer may have.

If you do sell keep your O&G and minerals rights.
