What are the offers others are seeing for pipeline fees per linear foot?  We were offered $25 per linear foot to allow them to double their access, this was verbal, and I suspect this offer can be doubled or more. 

What clauses do you ask for with a pipeline?  Do you ask for double or triple stump fee for trees cut?  What about trees that are cut under the minimum size, but in 5-8 years might be harvested?  Those trees are also loss of income?  How about fences?  That limits what can be done on the property?

I would be interested in knowing what others have asked for now that they want to expedite this pipeline.
