We have been approached by Mark West Energy about putting a pipeline on our property in Belmont county.

Any suggestions?

Seems the offer they county got was the "going rate" right now. Remember $300 an acre was the going rate two years ago for leases now its 7k+

Markwest put in a gathering line across my property just east of Quaker city.  They agreed to all of my conditions and did a great job of putting my land back together.

We're told MarkWest is offering $25.00 per foot for the pipline plus damages.  Was this your experience?

They make you sign a non-disclosure agreement.

We got 40.00 first line

It all depends on how bad they need your property or if they have a way around you. We did a little better than most because we knew the needed us and there was no good way around. I would suggest getting a decent attorney. We tried to go it alone but eventually got Matt Warnock from Bricker and Eckler and things went much smoother.

They will take the most cost-effective route.  They tried to go around us but that would cost them more.  You may want to use the measuring tool on Google Earth to estimate the linear feet across your land. I was also able to have them change the route so that it ran next to a Dominion gas line ROW. 

It may be harder to get a top price for a gathering line compared to a transmission line, since they are usually narrower, and there will be more of them, so the company tries not to set precedent for the whole region.
