kathy, I am from Towanda but live in utah. I'm guessing your land is already leased. And they are offering 1500 for your royalty rights. Don't sell them. But if you would like to get some money now,you could get about $30,000 if you sold 25% of your royalty rights.I still have alot family in Bradford County and we know what is going on. I would be happy to fill you in.
Hi, Marylou, Thanks for responding. The land is not leased and I own the mineral rights. I think the company that sent me the offer to buy my mineral rights is a middle man and not a gas company. They offered $1,500 per acre. I have not responded to thier letter, but it got me interested in what is going on in the area. I'd like to find out what the property's value is. From what I've gathered, prices are going up in Bradford and there is a lot of interest in leasing. I really appreciate any thoughts, suggestions, and points of view. I don't know any one in Bradford county anymore.

Hi Marylou, Thanks for offering your sister's contact info. This would be so helpful since I feel quite removed from the area and all of its recent developments. I am not counting my 'chickens' or anything, but it sounds like the farm could turn out to be worth so much more than I ever imagined. However, I have no idea what the leasing process involves or how to even get started.

Kathy, I'm not to good at this internet stuff. But, I got your Email and gave it to my sister Joanne. She should contact you within a couple of days. She is really in the know on the leases and gas rights. It's very exciting. Also she lives very close to South Creek. Lets keep in touch since we are out here in the Rocky mtns. I own 590 acres in Wayne, Susquehanna and Wyoming counties. Latest offer is $5750/acre, 21%, 5 years. Not signing yet. Negotiate directly with gas company, do not sign with middleman.
I am a consulting engineer, seen this before. Based on what I see so far, if and when gas spikes, you'll see another rush and prices will go up again.
Kathy Smith, The farm in South Branch is quite valuable. I would not do any type of deal until you get more info. Leases in Bradford County are going for thousands, so if you are not leased you are in for a pleasant surprise. Most people leased a few years for around $100 an acre and are waiting for their leases to expire or for the gas companies to drill and pump their gas, which could take 5, 10, 15 years. My sister is negotiating with with the oil companies on some unleased land right now. If the land is leased already it is still valuable but it may take a long time for the gas companies to drill your gas. If they do you will make alot of money depending on the terms of your lease
Kathy: be very careful with any solicitation received in the mail wanting to "buy" your mineral rights!! You never ever ever want to "sell" your mineral rights unless you are in severe need of cash and you have not other options, short of selling an internal organ!

What you want to do is "lease" your minerals. There are some very underhanded folks that send out simple looking letters that take your mineral rights for a song. For instance, they may say they want to buy your mineral rights for $1500/acre. That might seem good but they are getting all of your rights and you won't get a royalty. When you lease, you should be able to get more in Bradford county, like $3-5000 per acre AND you will get a 15-20% royalty. You wil get 15-20% of all gas sold off of your acreage. The low-life offers just buy your mineral rights and you get nothing else!

Please be very careful, read all fo the contract and fine print and if you aren't certain, get a lawyer!
Mark, Thanks for the 'heads-up'. When I first received the offer to buy my mineral rights, I thought it was a pretty good offer because I was thinking of selling the farm anyway and didn't know what was going on with the recent 'gas rush'. However, I have since done a lot of research and I've come to the same conclusions that you have made here. Now the question is, how do I go about leasing and getting the best offer possible? Through my research, I've found that most of Bradford county is considered 'core', meaning it has the best potential for producing the most gas. My property is in NW Bradford and seems to meet all the criteria for 'core' but does not have quite the depth as that found in NE Bradford. Does anyone know what I could expect compared to some of the recent leases landowners have made with Fortuna?
