I have a question about right of ways and easements. If I sign a right of way with a Company to cross my land.... permanent ROW, not gas or oil, would it have an effect on my rights to lease Gas and Oil or sign a pipe line ROW in the further? I have no leases on the land at the present time .

ROW should not affect mineral rights ownership, other than restricting the location of the drilling platform.

    If you sign a pipeline ROW based on what you know today, the company that has their name on the ROW contract will own your lands Right Of Way until the Sun No Longer Rises in the  East.

     One more thing. Oil & Gas related "people" are like no other "people" you have ever met.

Get to know them, but NEVER sign any document they hand to you. I can guarantee you will regret the day your signature went on any documents they carry with them.

The only O&G related documents you should ever sign should be those re-written by a reputable lawyer, and you had better get references of this fact. 

Read and understand all documents produced by your lawyer and ask questions. Ask the same questions over a period of time and if the lawyers responses are inconsistent, find another lawyer. Money (Your Potential Wealth), brings out the worst in people.

Ron, Thanks for your response. the right of way that I am in the process of sighing isn't  with a G/o company, my concern is if I give them the ROW across my land and then a C/O company wants a ROW across my land, would it affect my negotiating with the G/O company?>>>as it would intersect with the first ROW. I have an Atty. working on it but he isn't a G/O atty. Don  

The answer to your question is more than likely, NO, it won't unless the proposed right of way is in the only possible location for another pipeline. Also, depending on the easement language, you can co-locate another pipeline within the same right of way width. In addition, the statement that the pipeline will always be there and will always encumber the property isn't true if you have a decent "abandonment" clause or "non-use" for a period of time. 

You should NEVER sign for ANY easement or right of way that does not include the exact location of the center line description drawn by a registered survey firm. Do not accept a "sketch" of the location with an "as-built" drawing after the fact.
