We own 5 acres in Columbiana county. We are thinking of relocating to another state for my husband’s job, how hard do you think it will be to sell our home without the mineral rights? We haven’t signed a lease yet but hopefully will here soon. Also, does selling the property without mineral rights make the property worth less? Thanks for any help!

Your posts deserve a courteous and (hopefully) helpful response.
I did some "back of the envelope" calculations; if you were to end up with five acres in a 500 acre unit (with perhaps four to six wells), it is possible that you might receive something of the order of $20,000.00 over the first three or four years. With a steep decline, perhaps another $40,000 - $60,000 over the next 30 years (all wild estimates in 2012 dollars). My guesstimates could be high; but, my guestimates could be low.
This is simply a guess, as only hindsight is "20-20".
With only five acres, your land would be protected from direct impact.
What people on adjoining properties might do are (and always will be) beyond your control.
Verbiage in a lease and in a deed (upon future tranfer) could protect future owners of the property.
A horizontal well bore 7500' below a 5 acre property will hurt no one.
Royalties from a horizontal well bore 7500' below a 5 acre property could be helpful.
I would humbly suggest that you do what you believe to be best for you and your family.
You need not explain or justify your decision to anyone; the fact that you have tried to do what is best justifies any decision you choose to make.

Thank you so much! I really don't know what to do, and i don't need to decide right now but i do know if i let them go with the house, i will probably regret it later. My point was, i don't know what's going to happen in the future with this and i would hate to let them go. i'm not expecting to get rich, but who doesn't want a few extra thousand dollars a year?
