I signed with Shell on February 8th. Lease was recorded on March 22nd. Was wondering how they could record a lease without paying first. Still have not been paid yet, but have not reached 90 banking days.  Now I have heard a few people complaining about Shell. My experience was rather good with them.  Went to their office in New Castle about 2 weeks before an agent met with my wife and I. While I was at the office there was an older couple questioning the land man about numerous things.  As I listened to their conversation I learned that the couple did not even have any land to lease.   They where just there asking questions.   The land man talked to them and answered everything. Was impressed that he did not just "blow them off".  So Shell earned a bonus point with me. Then another land lady.  ( can I call her that )?   Took all my info and said they would be in touch in a few weeks because they were extremely busy.  She said if you don't hear from us on a couple of weeks feel free to call.  She gave me the number and I was on my way. 2 weeks passed and nothing.  So I called the Office in New Castle. She said she would find out what is going on and get back to me. So I waited. In 2 days a land lady called me back and set an appointment that was good for us. She asked us if we wanted to go there or if we wanted her to come to the house. We chose a home appointment. When the appointment time was near she was running late and she called and told us.  Miore points for Shell.  When she arrived at our house the power was out.  We met in the driveway with a flashlight and discussed what to do.  You know what ?  We lit candles and with the light from her laptop we continued as planned.  More points for Shell.
During the lease signing she was very knowledgable. She explained everything in great detail.  I got every addendum I wanted.  We really got to know this person. It was a great experience. We got to know her and a lot about Shell. Very interesting stuff. I learned a lot.  Shell is a huge company.

Anyway I don't mean to bore all of you with my story.  It was a good experience.  When I have a question I call. May not get an immediate answer but I do get answers.

My ninety banking days are approaching.  Another month maybe and I am waiting as patiently as I can. I have worked two jobs for the past 7 years and because of Shell , I am going to quit my part time job when I get paid. More time with family.  Maybe a nice vacation.  Some gifts for the kids and grand kiddos.  And a new Cammaro  for my wife.  I really don't want anything except to quit working so much.

I really appreciate where I live.  This drilling and bonus money caught us by surprise. A nice surprise.  You wake up one day and things are a little brighter.  Maybe there actually is a light at the end of the tunnel.  Must be cause I think I see it.

This whole experience has been nothing but good for my family. I appreciate what I have. I appreciate all the information that is given here.

Good luck to all of you !!

It is always good to hear  a positive story and how it can inpact our lives. Money cannot buy us happiness, but it can gives us a little more time to do some things we enjoy, like time spneding with our family.

Drew:

90 banking days....I got my bonus money in 86 banking days.  Loved the phone call from the bank,

but they did put a 3 day hold on the money.  No big deal.

My son and daughter also got their bonus money three days later.  We all signed with Shell at the same time.

Hope you have a sizeable amount of acreage.

Got me a new car, a vacation planned to Cancun in June....and a lot of other extras.

And believe it or not, taxes are paid, and got money left over.

What am I going to do with the royalty checks?  Will have to give some serious thought to that!!

Good luck to you and family.

My wife and I started buying property about 15 years ago.  Got a nice collection of land.  We did sale 10 acres to a family to help them out.  What is nice is the family also signed a lease and that has helped them out tremendously.  Made us feel good.

Anyway,

Yes we will do quite well.  We chose not to join or form a land group. We all went about it on our own.  None of us have any complaints. I honestly did not like the idea of a land group. Too many people want different things. We all did it by ourselves and I do not believe anyone had any problems. Too many Lawyers want to make money off of you and do nothing to benefit you.  Drive around Lawrence county and you see signs out in front of their offices saying " we do gas leasing".  Sorry, don't trust them much.  I can't speak for Shell but I believe I was told by a Shell rep that they don't deal with land groups in this area.  Don't know.  I believe during my discussion with the Land Lady she said that they will not deal with land groups.

Well when the money comes in I will follow up and let everyone know.  If a problem comes up I will also share that info.  No matter what happens it has been good so far and I am positive it will continue that way.   We just want to get into a drilling unit and collect the royalty.  But hopefully that is not soon.  Gas prices are low which is not good for us BUT, what is nice is a lot of people had cheap heating bills which I feel is more important.  I can wait.  I'm not greedy.  .

Id look a bit further into this hate to say! But leases have been recorded and the land owners are still wondering where their money is at!  see http://gomarcellusshale.com/group/guernseycounty/forum/topics/payme...

A lot of people have made negative comments about the whole ordeal.  I have been following since the first of the year.  Hard to know what is true and what is not.  Seems like there are a lot of Arm Chair professionals here. Ii read all the info and decide for myself.  I am no professional by any means.  I just watch and listen.  Some great discussions on here.  But ultimately I am my own person and I make my own decisions. I was very happy with 3250 and 18% with no deductions. It was 100% better than people did less than 2 years ago.  Could have been better, could have been worse. I'm happy and that is what counts. I go about my daily business and when it comes it comes. Time is going by quick. Never had a big chunk of change so walking around with some jingle in my pocket is going to be nice.  Handing my daughter some money instead of counting change for school is going to be nice also. I could go on and on but I'm sure a lot of you know exactly what I mean. Imy wife and I push mow a little over 2 acres around the house. That will change.  It will be nice to come home and get on my new riding mower and be done and not take 4 hours of watching my wife bust get butt.  Going to surprise her with a new Camaro.  Her dream car. Can't wait. Gonna get a big bow and put on it.  Could go on and on.  Gonna go buy a bunch of food for the people at the Rescue Mission also.

Be smart and enjoy the ride.

Wish everyone could be happy.

Drew.

Drew I wish you well, I too would like to trade off the 2 old SS 16 Sears  on second thought they might be a pain once in a while but both of them are far better than the John Deere that had the transaxle got out at 326 hours! I agree we see good and bad in here but I myself am not going to spend a lease payment till it is cash in my hand.

Glad to hear you have also had a positive experience with Shell. I also leased with them and have been pleased thus far. Very professional and honest with me. I was paid back in January and am greatful for the windfall which has helped me tremendously. Looking forward to royalties some day!

Good Luck to you and yours , Drew!

Windfall!  What a great word and it exactly describes what all who have signed leases have been fortunate enough to be the recipients of.  I imagine most property owners are like us, we owned it, paid for it (or inherited it), paid our taxes, enjoyed it or worked for whatever purpose... and then... Marcellus! or Utica! or whatever layer of rock, and suddenly we are hitting the lottery.  Unexpected, unknown, and purely the luck of the draw.  We are extremely happy with our sudden good fortune, and feel that Shell/SWEPI treated us fairly and honestly.  But in all honesty, this is found money for us.  I feel blessed, lucky, fortunate, what ever adjective you feel appropriate, but it seems so many are expecting even more, and I find that hard to understand.  Maybe I'm niaive, but I don't feel that the O&G companies are out to get me, or screw me out of what I am entitled to.  Yes, we were prudent and diligent and consulted a lawyer, but so should everyone else.  Let's start seeing this for what it is.. we are very fortunate to own land above a very, very valuable resource (Thanks Dad!).  Don't mean to step on toes, or deny that some have gotten a bad deal, but let's be honest - we've got a good thing going on. And I'm real glad we signed now, as opposed to waiting.  Sorry for rambling, and don't flame me too bad if you  disagree, but as I said, this was totally unexpected for us, and we feel grateful.

God bless us all, and good luck to all!

Bill

Is this LAwrence County that you recived a lease. I did not know there was activity this far south?

Lawrence County

Lawrence County Pa. not Ohio

Windfall!  When I hear that word I get chills as when Carter pushed the Windfall Profits Tax it took in some cases 60% of a land owners royalty!
