Does anyone know what is going on? I heard Shell has stopped leasing. My neighbors signed last year during some 'signing event' that i didn't know about. My family has not signed a lease nor have we been offered a lease. I am concerned that they will drill under my property without my knowledge.I was advised to consult a gas leasing consultant, but I don't know where to turn. I heard Shell has laid off employees and is running a skeleton crew at their office on Butler Ave. in New Castle, PA

Gail,

Where is your property located within Lawrence County?

I do believe Shell is leasing in Lawrence County Pa. I heard Shell has laid off employees and is running a skeleton crew at their office on Butler Ave. in New Castle, PA. because Lawrence County is mostly leased, I think you can get $3250.00 Ac. 5 year 18% now from Shell.

I know for a fact they were leasing in Nov.'12. My next door neighbor signed here in New Beaver.

The Patterson Well is selling gas into the Tennessee Pipeline , and doing pretty well too , @ 366.9 MILLION cubic feet in the last 42 days of 2012! Shell just did a lease swapping deal with Hilcorp and if you look at the County Recorders website you will see new leases being recorded by both Shell and Hilcorp. Sounds to me like leasing is still alive and well in the County......You need to make some calls and and find out who your neighbors are leased with and start negotiating. Don't believe everything you "hear"...........the "teller" may not have your best interests at heart.

My property is located on Old Princeton Rd in Shenango Twp. I know of at least 2 of my neighbors (one has at least 20 acres) who signed with Shell last year. I went to the Shell office late last year and all they said to me was "We're not going anywhere. Shell had tons of money and told us to sign as many leases as we could, and that's what we did." My husband was there last summer and they looked up our property, but did not make him an offer. I might stop by there sometime this week.

They are focusing on Right of Way's at the monent. Talking with them, if you are a parcel near a proposed unit, they'll come see you. if not, your best bet is doing what you plan on doing...

I'm sorry, but I'm not sure what any of that means, but thanks for your help. I don't know if I am a parcel near a proposed unit, and I'm not sure what you mean by Right of Way's. I know I probably sound stupid. Is it true they can't drill under my property without a lease? How would I know?

Gail,

I am not that familiar with Lawrence County so I don't know about proposed wells or units there. It looks like the nearest existing Shell well is the Twentier, and must be 4 or 5 miles from you. A Right of Way is land being leased for a pipeline. They definitely can't drill under your property without leasing you first.

You can sign up for email alerts for Lawrence County where the DEP will send you an email any time a new well permit is applied for or issued. That way you can track what is happening in your county. Here is the link:

Thank you so much for all your advice and help!!! Someone told me that they could just drill around my property!? I will certainly visit that link and sign up!

What is the Twentier and where is it?

If they are going to drill a well very close to you, chances are they will want to lease your land. I guess its possible for them to go around somebody that won't lease, but you sound like you want to lease, so it shouldn't be an issue. The Twentier is one of Shell's wells. Here is a site that lists the Shell wells in Lawrence County, I don't know how up to date it is. Click on a well name in the list to see its location on the map.

Gail,

I just checked and the Shell Henry Well is only 1.86 miles from Old Princeton Rd. as the crow flies. So depending on where you live on the road, you are much closer to a well than I thought in my post above. The Henry Well is located near the intersection of Routes 388 & 65 in Slippery Rock Twp.

I will have to check that out. I don't even know if any of my neighbors know about that.
