I have been approached about a temporary access road to get the pipeline company's directional drilling rig to the pipeline that they are about to install.  They pretty much have to go through me unless they use the pipeline right away which is steep and not favorable conditions. I only have about 500', but feel that I should be compensated generously.  Anyone have any similar situations or experiences?  What kind of money could I expect?  What other demands should I include?  Thanks in advance!!
