Seems like most leases are for 'five' years, but what happens after that fifth year? Does it automatically renew? Do you get another bonus?

Robert, Whether or not a lease automatically renews would depend on the language in the current lease. If you are like me, you would need an attorney to determine that since most leases aren't that easlily understood. I highly recommend to anyone going into lease negotiations to find a good gas & oil attorney to help them.

Years ago I was ignorant about all this and signed a standard Chesapeake lease. Thank God, my lease expired, and thanks to this website and others, I learned a few things. I hired an attorney, took my time and didn't let the landman push me, and ended up with a lease that I am very comfortable with.
