I am building a house on property that I own 0 mineral rights, 11 acres, currently leases through 2017.
Only issue that I've heard is if property has an active well you will have trouble building on it.

So, you bought a property consisting of 11 acres that has the mineral rights currently leased but you're not the owner of those mineral rights?

Correct. My farm was subdivided years ago - piece I am building on was my brother in laws. He gave me a great deal so I separated the minerals and gave them to him and bought 11 acres. My bank - AgChoice farm credit out of butler had no issues with it.
But I know they said an active well on acreage is different.

Robert where are you located and how many acres do you have to sell? If you let us know maby we could help give a fair value ...I'm with Craig if you have time to wait things are changing daily and I mean daily...this area is going to get real busy in 2 to 3 years is my guess..chime in and help Robert to realize what is under us...oh yeah my neighor in Hookstown sold for 4500.00 @ acre last year but   they need the money Now....Bounty was the buyer...

Wow Gary, I'm actually sorry to hear that your neighbor had to sell.  How many mineral acres did he sell to "the quicker picker upper"?

Robert, You can also sell a portion of your Mineral Rights.  .....  sell only what you have to sell and keep the rest ?    Just a thought.   Bounty... will do this.   Good Luck, Nancy
