Even with an attorney, who make addendums with areas that you know the O&G company will not go for, and have to go back again and again at more and more $ cost to you.
Get an attorney, and go from there. You need to be educated with what is going on around you and ask questions on this forum for anything and everything you do not understand......
and last, and not least, you have to have a 'positive' attitude.
Look at your property; will they want to drill on my property? Do I have the 5 acres that are needed for a pad? Can buildings be built on my property? Is there a creek running through my property that the O&G company will have nothing to do with, being so close to a creek,; and on and on....9/10 of the lease can be eliminated from even pertaining to you and your property.
