i would rather lease but, will sell for right money .  only have 27 acres . i have searched and cant find anyone to call or e-mail ?   is their a gas company contact page on here ?    bye the way i am new here  so hi and in Greene county  Jackson township . thanks

Joe if your looking to lease - don't deal with doing the above - talk to Jeff Grimes, He's most legit lawyer in Greene and deals with all the O&G in greene - your township Jackson, is tough place because of so many old shallow wells and severances - hard to build a unit. Consol Rice Tanglewood are 3 that are active there - Chevron is more active in the East of Greene - I know few buyers also - but leasing is about 2000 an acre in dry 17% 

and buying unleased - now a red flag 1800 - 2500 an acre.

Still no contact from Chevron ? Iam surprised they have always been very professional with phone calls being retuned with me personally.

well ! i found out i leased my gas rights before all big money started . and i got screwed over they had a cluase in it.  they can keep it for another 5 years at 60 dollars and acres so, i got screwed and its my fault !        pisses me off     !!!!!!!!!11

Bill,   Leasing is your best decision, but if you have money issues and need to sell your minerals see Jeff Rokisky a WV lawyer who works with PA & OH  people. His team of lawyers will estimate the value of your minerals based on where your land is and surrounding well production. Then they will offer your minerals to 25 up to 50 companies that are buying and you will get the highest bid. I believe they charge 6% of what they make for you. Find your best deal (don't sign anything) then see them, and look at how much more they can get for you. Jeff said that the difference in using their service compared to making your own deal is HUGE.

I don't recommend selling your minerals, but if I had to sell I would call Jeff and his team of lawyers. 1-877-3234.  Also I have 1-800-388-2529.  (I am not an attorney spokesperson.)

And by the way if you have 27 acres in Greene County you could have a sizeable income if you handle the lease correctly using a lawyer. If you have wet gas under you as some have suggested, then one acre will pay a nice sum. So, 27 acres seems small, but as you'll see if you use your head and deal with the Oil & Gas companies using a lawyer, it will pay very well. 

 

Don't sign anything until a lawyer take a look at it and tells you why you shouldn't sign, and believe me, O&G or pipeline contracts are full of pitfalls.   Good Luck

I am new to this website and have been reading on and off since spring.  I inherited royalties on 2 wells from my aunt in Jackson Township, Green County. Both wells were plugged in 2011 so figured all was over.  I live in Illinois so am not familiar with oil and gas wells and now this new Marcellus shale. Received a call from a company in March who wanted to purchase my minerals for $500/acre.  I figured that was low and upon checking various areas including this site, found that was very low.  Found they were a middle man who then sold to gas co. at a much higher rate. I did not make a deal with them. To make a long story short, a company from W.VA contacted me and I have been dealing with them since April as they have taken the responsibility of doing the searches for me since I am so far away.  We are getting down to the final searches, deeds, etc. and they will be negotiating with gas companies with a sale and/or lease.  I know from reading this site that sometimes you're better off with lease, however, being so far from PA, I figure selling is best with maybe a lease for a portion.  Not sure what rate is per acre now, but this company wants 10% of the sale and 1% of any lease.  Not sure if this is the going rate but I don't want to go through any changes of companies at this point as I've invested time and $$ in getting all the info from Greene County Court House.  Also have 2 brothers who may be involved with receiving the sale of any minerals.  According to my aunt's Will, she left me all royalties but left the 3 of us anything remaining which I have been told would include these mineral rights.

Any info or advise you can give would be appreciated.

Well, first Ruth if they are working the deal - the buyers pay them the 10%. Not the sellers - he's walking fine line in PA trying to take from sellers. Real Estate agents only take 8%.

Dry gas in Greene - 2500 - 3500 an acre right now depending on where it actually is. And leasing in Jackson, 1250 2500 an acre. if you'd like more info let me know, I live in Pa and in in Greene county weekly and can get you legit offers easily.

Thanks Mike.  What is your title that you can get legit offers in PA?  Not working with real estate agent, this company only deals with research, etc. and also deals with gas companies to get best offers.  Buyers pay them the percent?  What about getting 1% of a lease?  Have you heard of this?  Do you recommend I ask these questions?  I already asked them if these percentages were the going rate, and were told the 10% was low.  Sure hope I'm not getting taken advantage of as I've spent $ having them do all the research.  What's the difference in dry and wet gas as I've read on hear about both?  Do you receive more for wet as I've read on this site that some were getting 5-6,000 an acre?

I get 10% from the buyer. Seller never pays me anything. For them to say that's low they are just doing title randomly and talking to buyers and leasing company.

I get 100 an acre from leasing company - I've been working as independent for 4 years now  - I lease for Rice, Chevron and few other companys. I have know problem disclosing what I am paid since they pay me.

I'm sure you aren't getting taken advantage of but, if they are doing good title and you have it then you have paid for that. But, you shouldn't pay them for shopping it, very likely they are working for buyers and leasing company also.

if you want to send me tax id number I can map it title etc... my cost and get to leasing company and buyers.

Thanks for the info.  I'm not ready to do any paperwork yet and not sure how many companies they deal with.  They are in the process of sending me all the titles, deeds they found at court house.  I also don't want to be involved with too many people trying to make a deal for me.  I don't have a tax id number.  I only own the mineral rights not the land on most of the property.  Also a few small tracks are in Wayne township.  I will check with them further to see how many companies they deal with and if they are working for them.  I'll see what more I can find out about their "shopping" for me and what I can negotiate.

Thanks for your advice and help; will let you know what more I find out.

Also if anyone else has suggestions or info, please respond.
