Let's keep lines of communication open and see what is being offered. I was just offered $20 per foot. That seems to be the norm. Any feedback would be appreciated. Thanks.

My neighbor was offered and accepted a $12 per foot offer. A few weeks later the company called him and said they didn't pay him enough, they squared up at $20.

I just don't want to be the numbskull who signs for "x", then the offer goes to "x"+$30....

The big question would be how desperate they are to use your property. In other words is what you want less than the cost of running the line elsewhere? Don't forget to factor in timber loss.

Timber is not my worry, it's cropland. I don't want 5 inches of top soil replaced with a mix of that and subsoil. Like I said, I don't want to be a hard azz with them, but yet I don't want to be sitting here 6 months from now with them paying double what the current rate is.

The old hindsight quarterback. Just ask for what you want, all things are negotiable and it's your property. Good luck.

Put in Your addendum that they will use " double Ditch" method. That would take care of your top soil concern. That's an easy thing to get.

Now $ per foot is the most difficult. I made them use a route that I  prefered . Otherwise it was a lot more per foot.

Concur with RayP above: $1 per inch per foot + damages per line.

Now the question is, how many lines will they lay? 

if this pertains to a pipeline crossing an opposing companies lease hold it is true but if a company is crossing their own lease hold then they lease holder name the price, would you want someone else's gas flowing thru your property with no chance of future development,  For example in new beaver mark west was offering a dollar per inch per pipe, minimum 24" pipe paid prior to construction, guess what they never got the tie in so those landowners will never get paid on that row, mark west pipeline has no lease hold in that area or anywhere else, no lay the pipe no pay on the right of way, now shell on the other hand has a strong lease hold in that area and they are offering $20 a linear foot for a right of way those that sign will get paid because they will more than likely develop that area because of that lease hold. $1 a foot sounds great but if there is no potential to develop it ain't worth diddly

Norm, In fairness to those of us in New Beaver who signed the Markwest deal: We were led to believe it was for Shell. We were told the line was from Butler to Vanport. Everyone knows Vanport is Shell's proposed Cracker site. The inference, albeit false , was obvious to us. We were duped by pros. I see one , and only one , landowner in New Beaver who has signed both Markwest and Shell r.o.w. deals. The Shell deal was subsequent to the Markwest row deal. Perhaps Markwest will flip our row to Shell. As of yet I have had no contact with Shell since receiving my bonus and lease documents. Perhaps they should be more communicative and proactive with their lessors to avoid this type of confusion in the future....? Meanwhile, I am sure I can squeeze another 100' x 3,350' ROW right alongside the other one.Shell knows where to reach me. Did I mention I have close to 1000' of Tennessee pipeline cutting through my land as well. Shell could tap into that to sell some gas. I believe it's the same line the Patterson wells are hooked to. Let's get this show on the road!

Where exactly are they wanting to put this pipeline? I have 50 acres off vinegar valley road wampum in lawrence cty, but never hear anything from anybody cause i dont live there
