Several of my clients have been contacted by Long Consulting, the landman group working for Shell/SWEPI about a lease signing "party" tonight (December 8) in New Castle.  Does anybody have an idea what terms they are offering?  What about addendum items?  What about any addendum at all?  It has been my experience that an addendum will not be offered unless requested by a landowner.  The logical question then becomes:  How may landowners even know what an addendum is let alone what should be included in one?  Any insight will be appreciated.

Many have asked for special clauses in the form of an addenda. The clauses will have a heading that they want but will not do the job they think it will. I personally have asked for definitions to specific terms used in the addenda and have gotten nowhere other than a verbal explanation from a landsman. If they will not explain on paper I will not sign....................

Smart move.  Unfortunately, many of your neighbors will not think the way you do.  The money is just too enticing.  By the way, landmen treat me the same way!  I find that many times I am explaining to them what their own lease means, then they argue with me.  They are given "talking points" and then trained not to speak otherwise.  Are you planning on attending to listen what they have to say?
