Hilcorp Property Access How do they notify you?

We have not yet signed a lease with Hilcorp and are about to do so. We are one of the last holdouts in Pymatuning Twp due to a previous shallow well lease that we finally got released from.

One of our biggest concerns is how and when Hilcorp employees will enter our property. The wellpad will be about 1 mile from our property so there should not be much of a reason for them to be on our property. We like our privacy and do not want to see people entering our property without our knowledge.  We have had problems with trespassing and burglary as well as some shady characters making inquiries.

I know they have spent hundreds of thousands of dollars in bonus payments to have access to land, but landowners do have a right to know what is going on.

What is Hilcorp's practice of notifying landowners of their activity? Do they send a letter, leave note on door, or call if they will be on your property?

Any  help or info on their practices are greatly appreciated. Thanks.

I don't know the details about this, but I understand that they don't always notify you after the activity starts.  I do know that you have to be careful if you have any animals fenced in.  Sometimes the gate happens to get left open.

By the way, your story sounds just like ours.  We are in South Py and didn't get any calls because of an old well we finally got plugged.  Even a year later we found out that on the gas company GIS system we were still showing up under the previous owner and as being held by production.  We finally got it fixed last month.  Would you be willing to talk sometime about how you got leased?  I don't know exactly how to do this but I guess I need to "freind" you or vice versa.  I will send you an invitation.

Perhaps , since you have not yet signed but appear to be in negotiations , you should have some verbage to this effect put into your lease.....? Maybe someone here can help with the wording or maybe probably you should retain the counsel of a good O&G lawyer? Sounds to me that you could to be in a good position to maximize your options and get a sweeter than average deal.........?

Do these guys have on bright yellow vests going around with a GPS on a pole? If so, they are from the pipeline company.
