There is a new player about to enter Mercer Co. They are interested in East Lackawannock, Lackawannnock, Hermtage,  Mercer, Shenango, Wilmington Townships plus land in Farrell, Wheatland, and West Middlesex.

If you own land there or have friends that do, email me at landownerslease@hotmail.com

I hope to set up a meeting somewhere in the area in next couple of weeks.

what company do you represent
I am with Co-eXprise
I have spoken with several landowners in and around these areas and have formed a group.  We arecurrently scheduling additional landowner meetings in your area, but due to the holidays we may not have a venue until December.  I am an attorney with ShaleAdvice.  I am not soliciting for business but I knew what your next response would be after reviewing your posts.  Our meetings are free and open to the public.  We are not landmen, independent contractors or a marketing firm.   We are strictly dedicated to assisting landowners make the right choice.

If you own land in Pymatuming, S Pymatuming, Delaware, and Jefferson Townships, we are also interested in those areas.

There is a meeting scheduled for Tuesday evening Nov 8,

The Hickory VFW Post 6166

5550 East State Street

Hermitage, PA 16148
Meeting start time: 6:30 p.m.

Bring friends and neighbors.

Hope to see you there!

Who is the new "player?"

I have land in Mercer

You can add me as a friend and email me, then I can tell you who I am negotiating with.  I have a large amount of land in Mercer County that I'm working with right now.  The more united you are and the better representation you have will determine who is a real "player"

I think I would be more comfortable if you could be up front and just tell me:

how much is " a large amount of land" and who you are negotiating with and in what capacity?

Are you a land broker for a fee? or percentage of the royalty, do you have terms that are the same for everyone? If I am in a "united group" can I leave at any time if I get a better offer?

I didn't want to abuse the rules of this forum so that is why the details are a little scarce. We represent landowners with thousands of acres. We also represent over 200 landowners who singed bad leases for many different reasons. Depending on the type of representation you are looking for would determine the fees. Obviously nothing in this industry is free, but our fee arrangements with landowners are open to everyone. However, due to the constrains of this website, we are not allowed to discuss these issues more than what I have stated. You are the landowner and are therefore in the driver’s seat. Regardless of what you decide to do with your mineral rights or if you decide to use one of those marketing firms to handle it, you should never be forced to accept an offer you don’t like! Moreover “landowner groups” should never force you to remain in the group. I believe there is a meeting tonight with an independent contractor from Coexprise. You should attend their meeting to get an idea of the quality and capacity of organizations available to help you. We have a meeting with a few landowners on Friday afternoon and would welcome the opportunity to meet with you to discuss what we offer and our commitment to the landowner. Also we have at least 5 other meetings this month in the surrounding areas.

So, do you work for coexprise also, also how do you represent over 200 landowners who signed a "bad lease", and what do you mean by "bad lease"?. What defines bad?

Bad for the landowner, bad royalty, unfair terms?

You dont seem to have answered my original question.

Sorry for the
miscommunication I can't go into the details of the bad leases without a breach of attorney client privilege. Also, I do not work for Coexprise. I just think its best if landowners educate themselves as much as possible to the types of services that are available. Coexprise is a marketing firm. I represent people with land and mineral disputes and also by helping them make the right choice when deciding to lease.
