I spoke with Cunningham Energy today

They are offering $1000 an acre plus 12.5% for shallow and 14% for deeper. Also an option for a 3 year and a 5 year. Also $30,000 bonus if they put a pad on your property. What does everyone think?

What counties are they interested in? I think that it is an extremely low offer but they will probably pick up a lot of people in area's that haven't been hit hard by leasing yet such as: Washington, Morgan, Athens, Perry. Never heard of Cunningham, are they drillers or flippers?

They told me they were drillers. I hope they were telling the truth! I did not sign yet. They are interested in Washington, Monroe and Noble. I did not ask about Athens or Perry.

Forget the staggered royalty rate. Make them pay you 15-18% on ANYTHING that comes out of the ground. A $30,000 spud fee is nice, though.
