Also, there should be no clauses in your lease that prohibit you from posting the entire document on gas Forums. Of course everyone has their individual privacy concerns. But sharing all lease terms as things move forward helps those that are unleased be better educated on what gas companies are currently willing to offer and accept.
Also, if your lease does not specify other surface uses such as pipeline rights, storage rights etc. you should continue educating yourself on those as they can be additional second-round sources of revenue for you. For instance landowners in LA that own large water sources (ie ponds) are selling water to the gas co's. Best of Luck!
Steve, actually i have posted the terms in a discussion regarding recent offers on the gomarcellus site. We want other landowners to have as much info as they can when they are dealing with landmen. They definitely play some games. One that we did not sign with tried to pressure us to sign by setting a time limit for when the deal was off the table , and was very slow responding to addendums we wanted in the lease. We were even told we would probably be cut out of the unit we were supposedly in if we did not sign with them. Maybe we will be, but I don't want deal with a landman that uses those tactics. If they tell you all your neighbors are leased with them you can easily check these lease records on landex.com and save yourself a trip to the courthouse. better yet talk to your neighbors. Our lease for $5750/acre contained a pugh clause , a clause to negotiate pipeline right of ways and their accessories such as compressor stations seperately, an indemnity clause, and we decided to take 18% royalties without deduction instead of 20% with deductions. We also spent much time deciding to lease, the unknown factors are huge. I hope these terms are good too

Hi Tom, I'm off of 154 just past the Century Farm heading towards Shunk. I'm on the member map here. Unsigned. <20ac. Talking to Chief (Meridian) and Chesapeake (Redsky). But I believe I am designated by Chief as part of their Mccarty unit centered in Shunk. Hoping to meet others in that unit.
are you talking about the mccarty on rt 154 in elkland twp? also what do you mean centered in shunk? we signed in april with carizzo 5750/20%, we are just off 154 in shunk.
Yes Doug. That's the one. When I looked up the permit on efacts it listed the Mccarty site address as Shunk. My parcel is at the end of Valley Drive off 154 ,1/10 of a mile before you get to the intersection at the Century farm.
I had never heard of Carizzo until now. How did you find them, or they find you? How many acres are you?
we are only 10 acres, carizzo has a website check it out, maybe inquire..... I know they joined with reliance recently for 400 million or so. A small player compaired to some but their check cashed just the same!
