Hi I'm new and i posted but not sure where. anyway I live in CA and have 47 acres in Tioga County near Morris on one side state of PA on the other State Forrest. I received an unsolicited lease from SWEPI LP and am trying to determine what current Lease prices are in the area. I have only been to the property once in 1972 it was mountainous with a stream near it and the Lewis cemetery nearby been in family 100 years or so.
Any help would be appreciated

I would guess you were offered a 5 year lease at $1500 per acre with a 15% Royalty. Knowing what I know now, I would have tried harder to hold out for more. If you are in a situation where you can wait, then it might be advantageous to take an independent posture.

2000 with 15% has been common lately . If you dont care about what is done with the land ,its not an issue but if you do I would try for a lease that protecks the property from well pad, compressor stations , holding ponds , pipe line right of ways ect...; I have seen alot of acerage go from beautiful to trash aroung the area .
Early in 2012, Shell offered several landowners in the Morris area $4,000 per acre with 20% royalty. The offers were unsolicited and consistent for large or small plots.
