I made a stop in the recorders office a couple weeks back just to see if there was any significant oil and gas activity. Sadly and thankfully the only activity was cancelations and surrenders of leases. Sad because NY and Tioga Co. continues to be closed for business, but thankfully many are being released from their old poorly structured leases with minimum royalty payments. With the oil and gas industries recent court loss concerning Force Majeure everyone who had a 5 year lease with no extension signed in 2008 or before should be clear to sign again if and when Ny ever plls their you know what together. Please be aware of the experation of your lease and hound the company to to file a surrender of lease as soon as it expires. This is very very important. Without a proper surrender filed by the oil and gas company or whoever they assigned the lease to in many cases your property could be viewed as still being leased. Be vigilant.

Delay at all costs is the #1 agenda of the anti-drilling groups across NY. The most recent call for a "health study" is just the beginning. After that study they will call for an extension of the comment period and most likely another study of some sort. As each study comes in they will call for additional regulations and ultimately be very vocal about the having second Enironmental Impact Study thrown out all together and done again. I have witnessed the leaders of these groups at their rallies emplore their fellow anti drillers to flood th comments and continue to write for further delays. Walter Hang of Toxic Targeting in Ithaca has said his intent is to delay drilling by using the political system for 10 years or more if he can.
August of this year was the 4 year mark since Governor Patterson banned high volume hydraulic fracturing. Two full scale studies have been performed and with both results being the nations most complete drilling regulations. Thousands of man hours have been wasted reviewing the thouands of mass mailing comments sent by environmental activist and their followers.
I was hoping that 2012 was going to be the year. Now I fear that 2013 won't be either. Even if NY gets to a point to open it's doors again we have already lost a fortune as landowners. The gas market is flooded already. Add to that the NY towns that have followed the fear mongering and have enacted moratoriums on drilling. NYis already not viewed as business friendly. For four years I have watched all of this unfold and been disgusted by it all. My family owns land down in PA and we were at the property last week hunting. In 4 years the roads are better, our water is fine and everyone we talk to has said that initially it was a shock what was going on but quickly it all began to blend in to the surroundings. The issues are few and far between and the overall benefits have been great.
