getting passed over?

I have been given the task of educating myself and my spouse on this issue.  Got an offer three months ago from DPS Penn for lease under our 5 acres.  All neighbors surrounding us have signed at a ridiculously low rate with barely any bonus.  I am concerned  we have no bargaining power as they could just pull from our land using the neighboring properties.
Anyone with insight about this and advice about how to proceed would be appreciated.
I did have our attorney look over the offer, and we will be making some changes, but still need a better grasp on how far to push this.  I keep reading about folks who have been passed over.

Where do you live, it helps to know, because the landman at WILLIAMS I have talk to had showed me some maps that help to know if its worth going with a company. Williams has plans on Drilling alot of areas.
