This was an offer to a relative last month. I told him to forget it.

We had received an offer that was a signing bonus of 2500/are but the LEASE per acre was $1,...and they could continue the lease at the "current rate"
Are you talking about the "$1" stated on the first page of the lease? Also, can give you the details of your offer too.
yep that's where they state it. If you don't think it through, one might believe they mean to pay the larger amount at re-up of contract, but it's their contract and probably intentionally ambiguous. We're Derry Twp, Williams offered 5 years as I said with 14%. And they can pretty muh do as they please according to the offered contract. That's their first offer out of the gate, wondering how hard to push them.
I have not heard anyone very concerned with that number. I do not know what the reasoning is behind having that "$1 and other valuable consideration" is for other than so when the lease becomes public record not everyone can see what you were paid. I don't think it can hurt you, but I am not an attorney.

Williams would have to be a fool to try to do that to landowners. No one would sign with them. Give these businesses some credit. I know we all hear these bad rumors about companies, but I honestly do not believe they are all out to get us. Sure they want to make money, but who doesn't? I am sure if you ask about adding an addendum to your lease the Williams Landman will have no problem as long as you are being reasonable.

Last but not least, if you are in Derry Township with a significant amount of property I would not worry about being included in a unit over the next five years. More than likely you will. They are just about done with the Panizzi, Eaglehouse, and Slavek wells, next it looks like they are heading towards Uschak Rd.
Do you know if they are drilling more than one well on Uschak road? Also, does anyone know how many acres are included in this well?
5 wells on Uschak unit - 597 acres.. Not sure of any others planned on Uschak road.

But, They are drilling and they have a lot of lease holds in Derry twp.
I just recently signed a 5 year contract with Atlas Energy for $1500/acre and 15% royalties. This is in Mount Pleasant Township. I own 11.68 acres in Acme, PA. I also own 54 acres in Mount Pleasant as well, but we are holding out on making any rash decisions on this property. We are partners on a 108 acre piece of land so we know their is a possibility of a well and we feel we can get much more than 1500 down there...

Does anyone know what the going rate per acre is in Mount Pleasant? And by whom?
I think Atlas is the only company interested in leasing in Mt. Pleasant Township for Marcellus. Kriebel is drilling a lot of shallow wells there though.
Just curious, did you consult with an attorney prior to signing the lease?
No I did not consult with an attorney on my 11+ acres... This was a deal that my dad made for me because this was a lot of land that he had subdivided for all his kids... So it used to be all his land and so he kinda felt obligated to do the dealings with it... I had not clue about any of this until he told me about it after he already made the deal. Now I am researching it and finding out so much information that I dont even know where to begin and whom I should begin it with for that matter... ugh... I know Atlas would like to have this piece of land because my father also spoke with them about it, but he is not going to accept 1500 on it. I am just wondering if there are any other companies wanting that area... I guess I have a lot more researching to do... As for an attorney... I dont know if I like that idea... We had a few clauses added to our contract for the Acme property and will do the same for this next deal when we decide who to go with...
