Yea this lease is pretty bad maybe because of this Shale Land Services folks. It's a non surface lease with a granting clause that gives away every right you have other than to own the land and pay taxes. It even grants surface operations.
So do you have any suggestions on a good lawyer? My first lease I had my personal lawyer look at it and we made a few changes but basically used ranges lease. I'll have to pull it but it's definitely different than this one.
