I am in Columbiana County, I have a non-drilling parcel, which means under 5 Acres. Should I also not settle for less that 5000 and 18%. Word on the street, these leases are going for 3500 to 4000 and 15% royality however there is a land group around me that formed and I was too late but I sit right in the middle. What do you think or anyone else?

Comment by jb379 on April 22, 2011 at 1:55am Do your homework on your area. Different areas obviously command different prices. What are neighbors signing for and how many are actually getting paid. Also, see what type of wells are being drilled in your neck of the woods. I believe a company drilled a handful of marcellus wells in your neck of the woods that have been plugged. If that is the case, I am afraid Guy's advice may not serve you well. All of the money is in the deep rights hoping the marcellus and utica hit it big. Just my 2 cents. Good luck with your endeavor!
