Feel free to pass on the attached Modern Day Oil and Gas Lease Form with special shale clauses to your lawyer or advisor.  Included are User Guide, Explanation of Terms and memorandum.  The form is prepared from the perspective of the land, mineral and royalty owner.  Also included are sliding scale royalty clauses.  Be careful when using the Producer 88 Form which is not that user friendly to the land and royalty owner.

Also attached is a 'Lease-O-Meter', a process to give your existing lease a report card (A excellent to F failing) depending on how user friendly it is toward the land and royalty owner.
