As of last year I am fairly new to this whole thing. My sisters, cousins and I have some mineral rights that we have leased to Rice Energy in Greene county Pa. The title review due date is due to expire in March. We have been dealing with Rice and before that CNX. The way they handle things and their leases were totally different. My questions to you are: When CNX completed their abstract, they told us exactly what acreage per person we had as well as the amount we would be paid for the signing bonus. Whereas Rice did not tell us how much acreage there would be or exactly how much we would be paid per person. The last response from Rice is that they are reviewing the abstract and title that have been finished. The landsman said there was a default clause in the lease which I guess gives them more time to review it. However, I do not believe that gives them until infinity to do so. I have read if they don't make payment, all we have to do is send a registered letter, telling them that they need to let us out of our lease. We went with Rice for many reasons, but the landowners who signed with them convinced us it was a wise thing to do. As the time approaches however, I am becoming worried that Rice will try to accommodate the landowners, and we will be stuck with less acreage than CNX offered us and less money. In Pennsylvania, to my understanding, mineral rights trump surface rights. And yes, the minerals state in the deed, oil , gas, methane, etc. If you can offer any advice or answers to these questions and concerns, I really would appreciate. If it weren't for our great- grandfathers writing these deeds no one would be getting anything. Thanks. Sincerely, Debra Pennell
