Jim Litwinowicz replied to 1956's discussion 'Why is evreyone giving the rights up' in the group Crawford County, PA
"Yes, a good discussion. Fluidity is important. When we first started, Marcellus was the play and we are on the edge of it so we set a price target of $1500/acre. Company A wouldn't go above $750.  As time went by we learned about the Utica…"

Tony Rox replied to 1956's discussion 'Why is evreyone giving the rights up' in the group Crawford County, PA
"Agreed in some respects. WE have what THEY need.... Historically, the operators came in and acquired what they needed at an insulting and what should be an illegal price. The elevated levels of communication via forums such as this have…"

Jim Litwinowicz replied to 1956's discussion 'Why is evreyone giving the rights up' in the group Crawford County, PA
"Mr Rox; I have no issue with landmen that are honorable as many are. But many are not. That can also be true of people leading groups or purporting to represent landowners. As in all fields of endeavor, there are good, not so good, and bad. (I say…"

Sam Douglass replied to 1956's discussion 'Why is evreyone giving the rights up' in the group Crawford County, PA
"I like landmen.  Most of them adhere to a code of ethics.  The work hard and they have learned to do their job well.  The job of a landman is to sign up as many acres as possible on the best terms possible so the company will have…"

Sam Douglass replied to 1956's discussion 'Why is evreyone giving the rights up' in the group Crawford County, PA
"It depends on the group and the contract you make.  As I understand it the NW Pa group, at least at the moment, does not bind anyone to anything except a little front end money to make it work.  After the group is done you could still…"

1956 replied to Ron Eiselstein's discussion '"Is Ohio's Utica now worth $20,000 per acre?"'
"They’re going to be a lot of fighting and the Lowery will win big. As for the state stepping in I think it will stay far from this because of all the landowners that will take up arms to protect their land and mineral right and a landowner…"

Sam Douglass replied to 1956's discussion 'Why is evreyone giving the rights up' in the group Crawford County, PA
"Large or small probably has little to do with a landowner's right to make her or his own deal.  What you have to sign when you join the group does matter.  Some group contracts or contracts offered by agents and flippers can limit…"

Some will not be patient. The dollar figures are not the only goals of the group. A landowner friendly lease with good protections is important as well and are very difficult to get on your own. No single landowner gets anything more than anyone else - words travel fast as the market figures what leases are worth.
