PDC offered $200 an acre and 15% for 5. The landman said if I got all the neighbors on board he would go $500 an acre. I know this is alot lower than the northern counties are getting so I was hoping for some feedback on here.  Also, speak up if you are in Washington County, I would like to see our own sub forum soon. Were you at the meeting Saturday?  If so, how did you interpret his strategy? 
He may be holding out for 4,000/acre but it's hard to tell when that gets here. Who wouldn't want to sign up for 4,000/acre, but my 2 cents is sign $2500-$3000/acre and your still a big winner if you get 17%+ royalties.
Yes even that sounds good, if and O & G co. offered it in Monroe County, and the contract was satisfactory.

Just attended SE Ohio Landowners meeting in Clarington.  He will be starting a washington co. group and is holding a meeting in  Lower Salem on Tuesday night.  Call him for details.  He is holding out for $4000 or more per acre with a good lease.

Has anyone heard of any new offers of late?

Anybody hearing anything lately? I know there has been several meetings lately,but I've been unable to attend. Any new news is appreciated.
We've attended Jennifer Garrison's meetings (Southeastern Ohio Landowner's Assoc.) The group seems well organized but in beginning stages. Other than WishGuard, I don't know of any other Wash. Co. groups. Are you aware of any others?

I am new to the site, so bear with me if I sound a bit curious.

I own a small parcel in Washington County (Wesley Township) A small farm so to speak. I have been approached by a company and offered 1000.00 per acre with 15% royalties.

I am considering taking the offer, not because I need the money or am desperate, but in my case all I use the land for is a big lawn to mow! (my son says all I will ever be able to plant there is a "FOR SALE" sign) But I own it free and clear.

I know people are "holding out" for a lot more, but if everyone holds out and the prices stay the same how will any drilling get done? As far as I know in the area of my property there are a bunch of shallow closed wells (none on my property) in what is marked "Wayne National Forest" on all the maps are on two sides of my property.

so I figure what the heck, I might as well get the ball rolling, maybe someone else can get a few more dollars per acre or a bit better royalty. That is if they want it and I actually get paid in the 90 day period. we shall see and I will keep everyone updated with any wins or woes from this company. (I wont mention the companies name yet) I will after I get my lease approved, I really dont want to hear how bad, or how so and so screwed me, type incidents, I will then let out the Names, locations and all other information.

Where exactly is your farm located in Wesley township? A landowner group in northern Wesley/Palmer and southern Windsor township (Morgan county) recently reached an agreement for their acreage (10,500 acres) for $3750/acre at 17.5% royalty. That group is negotiating lease terms currently with closing in a couple weeks. Don't sell yourself short, it's worth more than $1,000/acre being offered by Wishgard. There is also a group forming in Cutler, you may consider joining a land group. Land groups almost always bring better bonus money and better terms in general.

My farm is a couple of miles south on State Route 555 just below Bartlett, but my mailing address is Cutler. I am closer to Bartlett. I was unaware that any one else was barganing out there.

Who would I have to contact since I dont live there? (FYI the Land company is not Wishgard) I am open to any and all offers, as I have not signed anything yet.

That is why I joined this site, I dont want to cut out anyone or cause anyone else to get a lower PPA or Royalty.

I will hold off for a bit and see if I can find another interested party (I did not look for them, they found me).

If you know of anyone I could contact I would be deeply appreciative.
