Yes. What company are you dealing with and what terms have they offered you?
Had offer made to me. I believe the offer was $766.00 to lease 46 acres for 7 years with a 3 year extension option. Royalties of 1/8 of net amount. Does this sound like similar offers made to anyone? Thanks

I have seen offers much higher than that recently.
$1800 per acre/18% net of expenses, a partial share of 100 acres of the old family farm subsurface rights, out past Roberts Ridge, as of February 2010, from Chesapeake. Negotiated it up to $2400 per acre/18.75% of the gross at the wellhead without any deductions, in late April and signed at that. Was able to get Pugh clause, surface owner indemnification, and no-storage clauses at that rate. Also "oil and gas only" clause, "marcellus formation only" clause so if they find anything else they want or in the future go deeper, they've got to negotiate a new deal entirely with me.

5 years with option for 5 more. I got them to take out the clause where they can sit on it for $5/acre/year essentially as long as they want. Put a 2-year cap on that, then if they still don't want to renew at full price, rights revert to me.

Took a bit of horse-trading. But the landman was a decent guy once we understood each other.

Waiting on the 120-days title search to get my bonus check.

Anyone here actually sign a lease with Gastar?
