I am in northern stark county just south of Portage. I have close to 9 acres. I have heard about Buckeye Mineral Development. Apparently, the owner was the originator of the ALOV group. They are negotiating stark county now and should be done by the end of the year. I considering joining this group. They charge a 2.75% of signing bonus. It may be beneficial for all if they had all of our agreage added in to use with negotiations. Just a thought. Let me know what you all think. I don't know the ins and outs about this company, however I plan on going down to Salem sometime this week to speak with them. I does sound to me that they almost absolute auction all of the land to the highest bidder that accepts their lease.

I attended a meeting last month by ALOV and its founder Bob Rea. They may be pushing everything to Chesapeake. There may be more to their relationship than meets the eye.
Ijimi, if the bonus money was right, and the lease was a good one. I could care less whether Bob Rea is working with Chesapeake. I've been told by a few of the field inspectors for the odnr that Chesapeake would be the driller you'd want if there's a well going in.
If they get three bids and CHK is the highest then I agree but if they sell it to CHK for 5K and 17 1/2 % Over ride we will never know if they are the highest bidder is my point.
That's true. It should be specified that the landowners get to vote on the offers.
Living on 10.5 acres a couple of blocks north of Stark county on Canton Rd. I received an unsolicited shale lease from Pleasant View about a month ago with an offer of $2500 an acre and 16% gross royalties.
The envelope in the mail was the first I heard of any of this; needless to say I'm trying to catch up with an education now! Obviously a ton of questions. Do most of these deals go through brokers, or is it normal for a landowners group to approach a drilling company for a better deal? How many acres in a typical unit that split up the 16% royalties. Is there real money to be made, or just a trickle? Anyone with insight or advice, please comment. If a group forms, I would be very interested.
Jason, you live near me I'm off of Pontius and no most do not go through a broker. They want to lease your property and then flip it for a profit to a producer. You should contact your neighbors and see if any of them have signed or been contacted. Friend me on here and I can send you my e-mail and phone and we can discuss

After I wrote my Blog I got in contact with Homeland Energy. I've persuaded t them to host a public meeting on January 10th @ 7pm at Springfield Baptist Church 1920 Krumroy Rd. Akron, Ohio. I do like how Homeland works. They market landowners as a group and find the best lease deal possible. The way they get paid is taking a 5% comission on a signed lease. I believe that they can provide a better deal than a private person or group. Enough to make the 5% worth paying. They have their own geologists and research and they know what is going on under the ground. They only make money if the landowner makes money.
Plus they audit the wells to make sure the proper royalties are being paid.
