I want to say the lawyer was between $1200-$2k.  I did check & my parents got $6500/acre for the pipeline agreement & that was in June 2011.  You can look up Attny Clark online...not sure if you subscribe to the www.rlstore.com web site but he was advertising on there & he also does radio programs, etc.

i saw somewhere on this site how an acre is broken down to a linear foot, etc. can't find it right now.

cos i'm wondering HOW they'll measure the area they're gonna use.

do u know from ur parents? did it end up being much $?  some people say it's not much at all.

hate to pay a lawyer $2k & the pipeline is a small payout. i'm still waiting for a map & offer from WPX.

They were running along the length of my parents property.  They do break it down into linear foot, not sure what that was but they wound up getting around $12k.  I know what you mean about paying a lawyer but there were considerations that my parents weren't aware of...such as the gas company could later come in and dig again to expand the pipeline or whatever & my parents had they not had a lawyer get the language in the documents would have had to go through that with out any additional compensation years down the road.  The payout for the pipeline is no where near what you would have gotten for your original land lease.

i guess i have to patient and see what the measurements are.

they'll be going in a row of course (i don't know how wide) but the "length" of about 6-8 acres, i'm guessing.

it's sounding like u don't get paid for the 6-8 acres, but the width & length of the area, which would be a portion of an acre?

so in other words, it sounds like i won't get $6500 per acre (6-8 acres x $6500). that sound right?

You are making sense but I think I am not.  I know that they usually offer per linear foot...

Ok I located an email w/ the info is $6500/acre multiplied by 1.76 acres so they got $11,400.00 

i think we are both 'guessing' a lil.

my (dumb?) question becomes HOW do they measure the acre?

i usually think of an acre as a square, even if i'm guessing from site.

i'm gonna look it up, but think it still comes down to HOW it's measured.

Does anyone have any updated info on pipeline offers?  We are in S. Gibson twp. & just met with a rep from Western.  Any & all info appreciated!

See my post ABOVE. we were offered $25 per linear ft. BUT NO contract presented yet. they are getting close to us though. think we want to change where they want to put it. we'll see how that goes.

and YES, it was Williams (a sub contractor of theirs, actually) which is now WPX, a new subsidiary.

Thanks, Frank.  I didn't know if you got anything in writing yet.  Our offer from Western was $6500/acre, which is about $11/linear foot.  When we asked the rep why we are hearing of offers for $25-$30/foot his response that those were "old offers" from a company called LASER that is no longer doing any pipeline work due to issues they had with DEP.  He also indicated this was in a different area as well (maybe where you live?).  We spoke with our attny, who was able to advise that $6500/acre is a fair offer & pretty much the standard.  Good luck to you!  I hope you get that better offer in writing soon.  Thanks again for your information.

Thanks, Frank.  I know what you mean about the offer being low enough.  At this point we're not signing anything.  We've talked with our attny as well as our accountant & by the time it's all said & done we'd walk away with about $15k.  Its just not enough for us to give up the beauty, quiet, and privacy we so cherish here.  Not to mention where they plan on putting it would really limit what we could possibly do in the future.
